영문 초록

In this study, the two different residential location models - residential location model A with exponential travel function and residential location model B with power travel function - are used to investigate the results of the following three policy-simulations: (i) both household`s residential locations and land uses are constrained without any reaction to traffic congestion; (ii) both household locations and land uses are not constrained without any reaction to traffic congestion; (iii) both household`s residential locations and land uses are constrained with reaction to traffic congestion. The results of the policy-simulations analysis are composed of consumer welfare values and household`s residential location distributions. The data of the two different regions - San Francisco Bay region with 30 zones and Houston, Texas region with 199 zones - are used for the study. The primary assumption for this study is that a locator would choose the trip from his origin zone which maximizes his personal welfare. This assumption, finally, leads to a singly constrained gravity model on which the residential location models studied are based. The consumer welfare measure used in this research is derived from the previous assumption as well. The equilibrium concept employed to solve the residential location models is based on a stochastic equilibrium.
