해외부동산 개발에 있어서의 한국과 일본의 사례 분석에 관한 연구

국문 초록

최근 한국기업의 해외 부동산 투자 개발사업이 증가하고 있다. 아시아지역을 주 대상으로 하여 건설회사,부동산 개발회사, 부동산투자펀드의 참여가 이루어지고 있다. 해외 부동산 개발사업은 단순 도급공사와는 달리 사업의 타당성분석, 부지 선정, 사업계획, 설계, 시공, 인허가, 분양 등의 모든 과정을 진행한다는 면에서 성공 시 수익율이 높은 반면 리스크도 많다. 많은 리스크에도 불구하고 국내 건설관련 기업들이 해외 부동산 개발사업에 진출하게 된 것은 새로운 시장개척 및 지속적인 수익모델의 창출을 위한 것으로 판단된다. 이에 우리보다 선발주자로서 해외부동산 개발과 투자의 경험을 가지고 있는 일본의 사례를 참고할 필요가 있다. 본 연구는 해외 부동산 개발사업의 개념과 특성을 이론적으로 고찰하고, 통계자료를 이용하여 한국과 일본의 해외 부동산 투자의 실적을 비교 분석하였다. 또한, 해외 부동산 개발에 진출한 한국의 29개 기업과 일본 15개 기업을 대상으로 진출기업의 속성, 진출 대상국의 특성, 운용 특성을 비교 분석하였다. 일본의 해외 부동산 개발 실사례 2개 사업과 한국 실사례 2개 사업을 통하여 개발사업의 특성과 개발 사업의 타당성을 비교 분석하였다. 한국 기업의 해외부동산개발의 사업성 결정에 있어서 수익성을 극대화하고 리스크를 줄이는데 도움이 될 수 있는 기초적 판단 자료 제공을 목적으로 하였다.

영문 초록

Recently, Korean companies’s projects invested into overseas real estate development are increasing. Focusing onto Asian area, general contractors, real estate development companies and real estate funds are gradually participating in these projects. Unlike normal overseas construction contract projects, overseas real estate development need to be considered in point of all courses including selecting the land, feasibility analysis, business plan, architectural design, building permit and approval, and sales, so that it is high risk, high return business. The reason that many Korean general contractors enter the overseas real estate development market, despite high risk, is to pioneer new markets and create continuous revenue models. On this, it is needed to study the case of Japan, which has many experiences in overseas real estate development, as a pacesetter. This study is focused on contemplating the concepts and characteristics of overseas real estate development, and comparing Korea’s performance of overseas real estate development with Japan’s by statistics. In addition, concerning 29 Korean companies and 15 Japanese companies, which immediately started their overseas real estate development business, their attributes, features of investing countries, and their operation characteristics are compared and analyzed. And also through 2 Japan’s real cases and 2 Korea’s, each characteristics and feasibility analysis are examined. Finally, this study’s object is to offer a decision material which can be helpful for maximizing profitability and minimizing risk in Korean companies’s overseas real estate development project.
