제주도 지역 아파트 주거요인이 주거만족도 및 재구매 의도에 미치는 영향

국문 초록

본 연구의 목적은 제주도 지역 아파트에 거주하는 사람들을 대상으로 아파트 주거요인이 주거만족과재구매 의도에 미치는 영향에서 부동산 심리의 조절효과를 검증하는 것이다. 이를 위해 제주도 아파트에거주하는 437명을 설문조사하여 인과관계를 분석하였다. 연구결과 첫째, 아파트 주거요인 중 입지적 요인은 아파트 선호도와 입지 및 유지적 만족, 재구매 의도에 부(-)의 영향을 미치고, 물리적·경제적 요인은 아파트 선호도와 입지 및 유지적 만족에 부(-)의 영향을미치는 것으로 나타났다. 또한, 사회 관계적 요인은 아파트 선호도와 입지 및 유지적 만족, 재구매 의도에긍정적인 영향을 미치는 것으로 나타났다. 둘째, 주거요인이 주거만족과 재구매 의도에 미치는 영향에서사회경제적 투자심리와 개인 심리적 요인이 조절역할을 하는 것으로 나타났다. 연구결과에 대한 시사점은 다음과 같다. 첫째, 기존 선행연구에서 주거요인 또는 아파트 구매 결정요인은 주거만족과 재구매 의도에 긍정적인 영향을 미치는 것으로 나타났다. 그러나 본 연구에서는 사회관계적요인을 제외하고 입지적 요인과 물리적·경제적 요인이 부(-)의 영향을 미치는 것으로 나타났다. 이와 같은연구결과는 기존 대부분의 선행연구는 제주도와 같은 섬을 대상으로 한 것이 아니라 내륙의 아파트를 대상으로 한 연구이기 때문에 차이가 많이 발생한다고 생각한다. 또한, 제주도의 경우 제한된 지역에서 아파트를건설하기 때문에 주거요인에 대한 불만이 많은 것으로 나타나는 것으로 보이며, 이를 극복하기 위해 아파트가격을 안정화시킬 필요가 있다고 생각한다. 둘째, 지금까지의 선행연구를 보면, 부동산 투자심리에 대한 조절효과 분석이 거의 없는 상황에서 투자심리가 어떻게 영향을 미치는지를 분석한 것에 의의가 있으며, 아파트를 건축할 때에는 사회경제적 투자심리와 개인적 심리 등을 고려하여 건축할 필요가 있음을 시사한다.

영문 초록

The purpose of this study is to verify the moderating effect of real estate psychology on the impact of apartment housing factors on residential satisfaction and repurchase intention among residents of apartments in the Jeju region. To this end, a survey was conducted on 437 residents of apartments in Jeju, and the causal relationships were analyzed. The research results are as follows: First, among the apartment housing factors, locational factors negatively (-) influenced apartment preference, locational and maintenance satisfaction, and repurchase intention. Physical and economic factors negatively (-) influenced apartment preference and locational and maintenance satisfaction. In contrast, social relational factors positively influenced apartment preference, locational and maintenance satisfaction, and repurchase intention. Second, it was found that socioeconomic investment psychology and personal psychological factors played a moderating role in the impact of housing factors on residential satisfaction and repurchase intention. The implications of the research results are as follows: First, previous studies have shown that housing factors or apartment purchase decision factors positively influence residential satisfaction and repurchase intention. However, in this study, except for social relational factors, locational factors and physical and economic factors were found to have negative (-) influences. This difference is thought to arise because most previous studies targeted inland apartments rather than those on islands like Jeju. Additionally, the dissatisfaction with housing factors in Jeju appears to stem from the limited area available for apartment construction, suggesting a need to stabilize apartment prices to overcome this issue. Second, the significance of this study lies in analyzing the moderating effect of investment psychology, which has been scarcely examined in previous research, indicating that socioeconomic investment psychology and personal psychological factors should be considered when constructing apartments.
