국문 초록

본 연구는 국내 최대 규모 아파트 단지 거주자의 주거만족도가 코로나19 전후 주거점유형 태별로 차이가 있는지를 검증하는데 있다. 분석 결과 자가 거주자의 만족도가 높았다. 세부 적으로는 유형적 요인인 물리적 특성, 입지적 특성, 관리적 특성은 자가 거주자의 만족도가 높았고, 무형적 요인인 사회적 특성, 경제적 특성, 온라인정보서비스 특성은 차가 거주자의 만족도가 높았다. 즉, 자가 거주자는 거주환경과 관리를 중요시하고, 차가 거주자는 주변환경의 이용편의성을 중요시하고 있음을 알 수 있다. 코로나19 전후 자가 거주자의 주거환경특성이 주거만족도에 미치는 영향은 물리적 특성, 입지적 특성, 관리적특성에서 유의하게 나타났 으며, 차가 거주자의 경우에는 코로나19 이전에는 물리적 특성과 입지적 특성, 이후에는 온라 인정보서비스 특성이 유의하게 나타났다. 이와 같이 동일한 주거환경에서도 주거점유형태가 만족도에 영향을 미치고 있으므로 이에 맞는 선택과 집중의 차별화된 주거정책이 필요하다고 판단된다.

영문 초록

This study aims to verify whether there is a difference in housing satisfaction among residents of Korea’s largest Apartment Complex by residential occupancy type before and after COVID-19. As a result of the analysis, the satisfaction level of owner-occupiers was high. In detail, the satisfaction of owner-occupiers was high with the tangible factors such as physical characteristics, location characteristics, and management characteristics, and the satisfaction of renter residents was high with the intangible factors such as social characteristics, economic characteristics, and online information service characteristics. In other words, it can be seen that owner-occupiers place importance on the living environment and management, while renter residents place importance on the convenience of using the surrounding environment. The impact of residential environment characteristics of owner-occupiers on housing satisfaction before and after COVID-19 was significant in physical characteristics, location characteristics, and management characteristics. In the case of renter residents, physical characteristics and location characteristic were significant before COVID-19 and online information service characteristics was significant after COVID-19. In this way, since the type of residential occupancy affects satisfaction even in the same residential environment, it is judged that differentiated housing policies with appropriate selection and concentration are necessary.
