국문 초록

본 연구의 목적은 부동산 매매시장과 경매시장, 공매시장의 영향관계 와 선·후행 관계를 파악하기 위하여 각각의 시장을 실증분석 하였다. 매매시장에서의 변수로는 서울시 아파트 실거래가격지수와 거래량을 경매시장에서의 변수로는 대법원 경매정보의 서울시 아파트 경매매각가율과 경매매각건수를 사용하였으며 공매시장에서의 변수로는 한국자산관리공사에서 진행하는 온비드를 통해 서울시 아파트 공매낙찰가율과 공매낙찰건수를 선정하여 VAR을 구축하고 분석하였다. 서울지역의 매매가격지수는 거래량과 공매낙찰가율의 순으로 영향을 미치며 나머지는 영향이 미미했다. 거래량의 경우, 경매매각가율과 경매매각건수 순으로 영향을 미치고 경매매각건수는 경매매각가율과 거래량 순으로 영향을 미친다. 경매매각가율은 경매매각건수에 영향을 미치며 공매낙찰건수는 공매낙찰가율과 경매매각건수, 거래량 순으로 영향을 받고 공매낙찰가율은 다른 변수들에 영향을 거의 받지 않는 것으로 파악되었다.

영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to analyze the characteristics through the relationship among the real estate market, the auction market, and the public auction market in the macroscopic aspect, and to empirically analyze the equilibrium relationship and influence relationship of each market. (2) RESEARCH METHOD To investigate the correlation of the Seoul apartment market, empirical analysis was performed, and statistical programs of R.4.1.0 and EVIEWS 12 were used for time series analysis. (3) RESEARCH FINDINGS We reviewed and analyzed the impact of each market variable. As variables, the apartment trading price index, trading volume, auction sale price, number of auction sales, public auction sale price, and the number of public auction sales were used for empirical analysis using VAR. 2. RESULTS In the Seoul area, the trading price index had an effect in the order of the trading volume and the short auction successful bid price, while the rest had insignificant effects. In the case of transaction volume, it affects the auction selling price and the number of auctions in the order, and the number of auctions affects the auction selling price and the number of transactions in the order. The auction selling price rate affects the number of auction sales, and the number of successful short auctions is affected in the order of the short auction successful price rate, the number of auction sales, and the transaction volume.
