미국의 콘도는 아파트와 비슷한 생활공간 유형이지만 독립적으로 판매할 수 있으므로, 부동산으로 간주된다. 미국에서 콘도미니엄 소유권은 19세기 후반에 나타났으며 인구밀도가 높은 도시 지역에서 인기가 있었으며, 여러 가지 형태의 콘도미니엄이 있다. 북미 최초의 콘도 건물 인 렘브란트는 1881년 맨해튼 미드 타운에 지어졌다. 1958년 푸에르토 리코는 구획 재산법 이라 불리는 최초의 현대 콘도미니엄 법령을 통과시켰다. 1961년 미연방 주택청은 푸에르토 리코의 1958년 콘도 법령을 기초로 미국의 개별 주에서 채택할 모델법안을 작성했다. 이로 인하여 1964년 뉴욕 ​​콘도미니엄 법이 채택되는 것을 시작으로 다른 주에서 모델법안이 채택되었다. 1960년대에 미국 대륙에 약 70만 개의 콘도미니엄이 건설되었으며, 2001년 뉴욕에서 트럼프 월드 타워 (Trump World Tower)가 완공되어 72층으로 북미에서 가장 높은 단독 주거건물이 되었다. 지난 수십 년 동안 주거용 콘도미니엄 산업은 마이애미, 뉴욕, 시카고, 보스턴, 로스앤젤레스, 샌프란시스코, 시애틀 및 오스틴과 같은 모든 주요 대도시 지역에서 호황을 누리고 있다. 오늘날 북미에는 3 천만 개 이상의 콘도미니엄이 있으며 앞으로 몇 년 동안 계속 증가 할 것으로 예상된다. 콘도미니엄에 관한 모델법으로, Uniform Condominium Act, Uniform Planned Community Act, Uniform Common Interest Ownership Act, Uniform Real Estate Cooperative Act이 있으며, 일부 주들은 이들 모델법으로 전부 또는 부분적으로 채택하고 있다.

영문 초록

A condominium in the United States is a type of living space similar to an apartment, but it is independently sellable and therefore regarded as real estate. In the United States, there are several different styles of condominium complexes. In the United States condominium ownership appeared in the latter half of the 19th century and has been popular in crowded urban areas. North America s first condominium building, the Rembrandt is built in midtown Manhattan in 1881. In 1958, Puerto Rico passed the first modern condominium statute, called The Horizontal Property Act In 1961, the Us Federal Housing Administration used a 1958 condo statute from Puerto Rico to draft model legislation for adoption by US states. In 1964, New York’s Condominium Act was passed. In the 1960s, an estimated 700,000 condominium units have now been constructed in the continental United States. In 2001, Trump World Tower is completed in New York, becoming the tallest solely-residential building in North America with 72 floors. Over the past several decades, the residential condominium industry has been booming in all of the major metropolitan areas such as Miami, New York City, Chicago, Boston, Los Angeles, San Francisco, Seattle and Austin. Today there are more than 30 million condominium units in North America a number that will continue to grow in the years ahead. Model laws for condominiums include the Uniform Condominium Act, the Uniform Planned Community Act, the Uniform Common Interest Ownership Act, and the Uniform Real Estate Cooperative Act, which some states adopt in whole or in part under these model laws.
