국문 초록

본 연구의 목적은 비대면 서비스의 선호도가 주거선택에 미치는 영향을 분석하고자 하였다. 먼저, 비대면 서비스의 선호도의 영향요인은 온라인 소비와 주택 구입으로 확인하였다. 다음으로 비대면 서비스 선호도가 주택상품과 주택입지 선택에 미치는 영향 관계를 분석하였다. 분석결과 비대면 서비스 선호도는 주택입지 선택보다 주택상품 선택에 더 큰 영향을 미치는 것으로 나타났다. 비대면 서비스에 유용한 주택상품의 수요가 생겼다는 점은 바로 확인할 수 있지만, 주택입지 선택은 더 신중하다는 점을 알 수 있었다. 주택상품 선택은 주택입지 선택의 중요한 영향요인으로서, 비대면 서비스에 적합한 주택상품이 일반화되면 주택입지 선택 기준도 변할 수 있다. 비대면 서비스를 고려한 주택상품은 홈오피스나 홈스쿨링이 가능한 공간, 층간소음, 일조시간, 천정고 등 주거 쾌적성이 중요하다. 원격교육, 원격근무를 위한 시스템 구축과 제도적 보완, 근로 방식의 변화가 정착되면 역세권, 학세권 등 주택입지 선택에도 변화가 현실화될 것으로 전망한다.

영문 초록

The purpose of this study was to analyze the effect of preference of non-face-to-face service on housing choice. First, the factors influencing the preference of non-face-to-face services were identified as online consumption and home purchase. Next, I analyzed the effect of non-face-to-face service preferences on housing products and housing location selection. As a result of the analysis, it was found that the preference for non-face-to-face service had a greater influence on the selection of housing products than the selection of the housing location. It can be seen immediately that there is a demand for housing products useful for non-face-to-face services, but it can be seen that choosing a housing location is more cautious. The selection of housing products is an important factor influencing the selection of housing locations. If housing products suitable for non-face-to-face services become generalized, the criteria for choosing housing locations may change. For housing products considering non-face-to-face service, the comfort of a home is important, such as a home office or a space for home schooling, floor noise, sunlight hours, and ceiling highs. If the system construction and institutional supplementation for distance education, remote work, and changes in working methods are settled, it is expected that changes in housing location selection such as station and school districts will become a reality.
