도심 접근성과 토지이용규제가 농지경매 매각가율에 미치는 영향

국문 초록

본 연구는 경기도 지역 농지경매 사례토지의 위치로부터 중심지까지 거리특성과 개발제한구역, 상수원보호구역 및 군사시설보호구역 등 토지이용규제 특성이 매각가율에 미치는 영향을 다중회귀분석방법으로 실증분석 하였다. 이를 위하여 배당ㆍ종결된 경기도지역 농지경매사건에서 전, 답을 분리하여 연구 자료를 구축하였다. 연구결과 개발제한구역과 군사시설보호구역은 매각가율에 유의한 음(-)의 영향을 미치는 것으로 나타났고, 팔당상수원보호구역은 매각가율에 유의하지 않은 영향을 미치는 것으로 나타났다. 그리고 농지의 위치에서 서울시청과의 거리가 멀어질수록 매각가율에 양(+)의 영향을, 시ㆍ군ㆍ구청과의 거리가 멀어질수록 음(-)의 영향을 미쳤다. 이는 도심 접근성특성과 토지이용규제특성이 농지경매시장에서 유용한 경매지표로 활용될 수 있음을 의미한다.

영문 초록

This study demonstrated the impact of the distance characteristics from the location of farmland auction case land in Gyeonggi-do to the central area and land use regulation characteristics such as development restriction zones, water source protection zones, and military facility protection zones on the sale price using multiple return analysis methods. For this purpose, research data were established by separating jeon and dae from the allocated and concluded cases of farmland auction in Gyeonggi-do. Research has shown that development-restricted zones and military facility protection zones have significant negative effects on the sale price rate, while Paldang water source protection zones have no significant effect on the sale price rate. In addition, the farther away from the location of farmland from the Seoul City Hall, the more positive the sale price was, and the further the distance from the city, county and district offices was, the more negative the impact was. This means that access to urban areas and land use regulations can be used as useful auction indicators in the farmland auction market.
