국문 초록

본 연구는 서울시 주요권역 중소형 오피스빌딩 매매가격에 대해 영향을 미치는 요인을 분석하고 검증하는 것을 목적으로 부동산 전문가를 대상으로 한 설문을 통한 정성적 분석과 실제 매매된 자료를 통한 정량적 분석을 진행하고 그 결과를 비교 분석하였다. 중소형 오피스빌딩의 가격결정에 영향을 미치는 중요요인은 각 분석방법별로 크게 벗어나지 않고 상호 밀접한 관계를 갖는 것으로 나타났으며, 수익성 부동산으로 인식하여 임대수익을 극대화 하는 것이 가격을 상승시키는 중요한 요인이라고 판단하고 있다. 본 연구에서는 기존선행연구에서 정량적 분석방법으로만 행해졌던 부분을 정성적 분석방법을 병행하여 비교 검토하여, 비전문가가 투자대상 부동산을 분석할 때 부동산 전문가의 관점에서 도출된 가격결정요인의 우선순위을 차용하여 다양한 각도에서 투자대상을 비교ㆍ 검토하여 합리적인 의사결정을 할 수 있도록 방향을 제시한 측면에서 시사점이 있다.

영문 초록

With the aim of analyzing and verifying the factors affecting the sale price of small and medium-sized office buildings in major areas of Seoul, this study conducted a qualitative and quantitative analysis through a survey of real estate experts, and compared the results. The important factors affecting the pricing of small and medium-sized office buildings have been found to be closely related to each method of analysis, and it is judged that maximizing rental income by recognizing them as profitable real estate is an important factor in raising prices. In this study, the priorities of the pricing factors derived from the perspective of real estate experts are borrowed when non-experts analyze the real estate subject to investment by comparing and reviewing the parts that were performed only with quantitative analysis methods in previous studies. Therefore, there are implications in the aspect of presenting directions to make rational decisions by comparing and reviewing investment targets from various angles.
