국문 초록

한국의 부동산시장은 도심지를 중심으로 발전되어 왔으며, 시간이 지나며 노후화되어 현재는 재개발사업이 필요한 시점이다. 하지만 과거 부동산 경기가 악화되었을 때 많은 구역이 해제되거나 보류되는 사례에서 볼 수 있듯이 재개발 사업은 부동산 경기가 좋아져 사업성이 개선되어야만 사업이 추진되는 특징이 있다. 특히 인천이 서울과 지방의 특성을 가지고 있어 인천을 본 연구의 대상으로 선정한 것은 충분한 학문적 가치가 있다. 본 연구에서는 인천지역을 중심으로 재개발 투자 경험이 있는 투자자들을 대상으로 투자결정요인 중 어느 요인이 투자만족도와 재투자의도에 영향을 미치는 요인을 분석하였다. 이를 위해 거시적 환경요인, 미시적 환경요인, 위험요인, 투자자 행동요인을 독립변수로 설정하고, 투자성과와 만족도, 재투자의도를 종속변수로 설정하였다. 실증분석 결과 재개발 투자는 위험요인과 미시적 환경요인이 투자성과에 영향을 미치는 것으로 나타났다. 따라서 재개발 해제와 사업지연 등의 위험관리와 투자시기, 정부의 규제 등 미시적 환경요인을 중점적으로 고려하며 투자함이 바람직하다.

영문 초록

The real estate market in Korea has developed around the city center. Over time it has become an old city. Therefor redevelopment is required. Redevelopment projects are spreading nationwide, starting with Seoul. In particular, Incheon has the characteristics of Seoul and the region, so it can be used as a national agency. This study targets investors who have experience in redevelopment investment, mainly in the Incheon area. We analyzed the extent to which investment decisions and investor behaviors influence investment satisfaction and reinvestment intentions. To this end, macro-environmental factors, micro-environmental factors, risk factors and investor behavior factors have been independently established. And investment performance, satisfaction, and reinvestment intention were set as dependent variables. As a result of empirical analysis, it was found that redevelopment investment influenced investment performance by risk factors and micro-environment factors. Therefore, It is a good idea to consider risk management (risk management, cancellation of redevelopment) and micro-environmental factors (investment timing, government regulations) when investing.
