국문 초록

토지의 가격은 주택 등의 분양시장에서 공급곡선을 구성하는 중요한 요소이며 토지가격이 주택가격의 중요한 결정요인의 하나이다. 이러한 요인을 분석하기 위한 방법으로써는 먼저 토지시장의 구조와 특징을 고찰하는 것은 아주 중요하며 그 의미가 크다고 하겠다. 이 연구의 목적은 개발에 있어서 주택시장에 영향을 미치는 토지시장에 대해 분석하여 토지소유자와 개발업자가 서로의 각기 다른 입장에서의 거래시기와 거래가격에 대해 고찰하고 분석함으로써 각각의 입장과 특징을 명확하게 분석하고자 한다. 또한 토지소유자와 개발업자는 거래를 할때에 거래가격 뿐만이 아니라 거래시기가 중요하다. 그러므로 교섭을 통하여 최상의 이익이 발생하는 시점을 도출하고자 한다. 연구결과 교섭 과정을 분석하고 교섭을 통해 거래시기와 거래가격은 최상의 이익을 창출하는 결과를 도출하였다. 그리고 양자의 동등이익곡선이 접하는 점은 최상의 이익의 결과와 동일하다는 분석을 명확히 하였다.

영문 초록

The price of land is an important factor that forms the supply curve in the housing market, and the land price is one of the important determinants of housing prices. As a way to analyze these factors, it is very important to consider the structure and characteristics of the land market first. The purpose of this study is to analyze the land market that affects the housing market and to clearly analyze each position and characteristics by developing and reviewing the timing and price of transaction from different perspectives between landowner and developer. In addition, not only the transaction price but also the time of the transaction is important for landowners and developers to make transactions. Therefore, they would like to reach a point in time when the best benefits are generated through negotiations. The results of the study analyzed the negotiation process and resulted in the best profit for the time of transaction and transaction price. In addition, the analysis was made clear that the point of contact of the equivalent profit curve for both landowners and developers was the same as the result of the best profit. The analysis was also clarified that the contact point of the two equivalent profit curves was the same as the result of the best profit.
