국문 초록

본 연구는 소규모 주택의 주요 공급원으로 부상한 도시형 생활주택 거주자의 주거만족도를 차이를 분석하였다. 분석 결과 거주자들의 주거 만족도 향상을 위해 주거환경을 개선을 위한 관련 기준 및 규정의 강화가 필요함을 표시하였다. 또한 공급 편의를 위해 완화한 제반 규정을 공동주택 수준으로 강화하고, 특히 주차 문제 해결을 위해 인근 공원, 학교 등 공공시설을 개방하여 공영주차장으로 활용할 것과 건물 구조상 필로티 구조로 인한 화재 위험 예방 및방범·치안의 안전성 개선을 위해 필로티 구조 안에 화재경보기 및 보안·방범시설 설치를 의무화하고 확대하여 생활 재해로부터 거주자가 보호받도록 할 것. 적정수준의 임대료 정책 및관리비 책정 등 사업자의 일방적 결정이 아닌 주택사업자와 주택 사용자 모두 참여하여 소통 하는 협의체가 필요함에 유의미한 차이를 확인할 수 있다. 이 같은 변수 간의 관계에 따른 만족도의 차이를 확인하였다.

영문 초록

This study analyzed differences in the living satisfaction level of urban dwellers who emerged as the main source of small houses. The analysis results indicated that it is necessary to strengthen the relevant criteria and regulations for improving the residential environment for residents to improve their living satisfaction. In addition, the government will strengthen regulations relaxed for supply convenience to the level of apartments, in particular open public parks, schools and other public facilities to solve parking problems, and install fire alarms, security and prevention facilities within the Philotie structure to prevent fire hazards and improve safety of prevention and safety due to the structure of the building, so that residents can be protected from living accidents. Significant differences can be seen in the need for a consultative body to communicate through participation by both housing operators and home users, rather than unilateral decisions by operators, such as appropriate levels of rent policies and administrative appropriations. The differences in satisfaction between these variables were identified.
