영문 초록

Discussions about today’s urban planning with its origin in the urban communities of the 18th and 19th centuries have emerged as a result of an interest about the two aspects of evils of cities – i.e., the deterioration of the physical environment and increase in urban social issues and solutions to these problems – caused by, timing wise, the socioeconomic changes, including the industrial revolution and urban explosion. In today’s globalized society where the street interactions are minimized and the meaning of location seems lost attributable to the advancements in the traffic and communication technologies, paradoxically, the interest in community bodies that are based on the day-to-day living space is being revived. For this, through the selection of components of the sense of community and through an investigation of the sense of community, this study purported to find out what factors influence the sense of community in the sale and rental apartment complexes. With the sale and rental apartments in Yongam-dong in the City of Cheongju as study subjects, the scope of this study was selected to include apartment complexes that are similar in terms of – except the method of sales – miscellaneous attributes, such as the square footage, the number of stories, the number of households, the number of buildings, the year of construction, etc. The subjects of the survey were mainly targeted to include the spouses (housewives) of heads of households, and the results of the survey showed that the levels of sense of community were above average and the sense of belonging was found to be the highest component. As a result of analysis of the components of sense of community and the influential factors depending on the characteristics of residents of each complex, relationships among neighbors, and willingness to participation, it was ascertained that there were some differences in the influential factors that depend on the characteristics of residents. This study was purposed in investigating the levels of sense of community of sale and rental apartment complexes and in verifying the components of the biggest factors influencing the formation of sense of community in each complex. In addition, also attempted in this study was to ascertain what characteristics of residents were influencing each of the components. Going forward, continuing studies about the community bodies in such co-housing complexes are needed, and these studies are expected to make contributions toward the urban regeneration and revitalization tasks that most cities will be facing.
