저소득가구의 주택 점유형태에 따른 결정요인 분석

국문 초록

최근 정부의 주택정책의 패러다임은 저소득가구를 위한 주거복지를 개선하는데 역점을 두고 있다. 이에 본 연구는 저소득가구의 주택 점유(소유, 전세, 월세 등)에 영향을 미치는 사회·경제적 특성을 분석해 저소득가구 특성에 기반한 세분화된 주거지원 정책에 대한 시사점을 제시해보고자 하였다. 분석에는 ‘2013 주거실태조사’ 자료를 활용하여 상관분석과 다중공선성 검토를 거친 뒤 로지스틱회귀분석을 통해 결과를 도출하였다. 주요 분석결과는 다음과 같다. 첫째, 대중교통 접근성이 좋을수록 자가(Homeownership)에 비해 전세(Jeonse), 차가(House Lease), 무상(Free)의 점유형태를 선택할 확률이 높아지며, 교육환경이 좋을수록 자가에 비해 전세나 월임차를 선택할 확률이 높아진다. 둘째, 월평균 생활비가 많이 드는 가구일수록, 자가에 비해 월임차를 선택할 확률이 높아지며, 근로소득이 많은 가구일수록, 자가에 비해 월임차를 선택할 확률이 낮아진다. 셋째, 총 자산금액이 많은 가구일수록, 자가에 비해 전세를 선택할 확률은 높아지나 월임차, 무상 선택 확률은 떨어진다. 그리고 주택면적이 클수록, 자가에 비해 전세나 무상의 점유형태를 보일 가능성이 높다.

영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES In the recent days, the Korean Government’s paradigm on housing policies put emphasized on improving housing welfare for the low income brackets. As such, this paper tried to suggest implications on housing support policies. (2) RESEARCH METHOD This paper tried to suggest implications on housing support policies that are segmented based on characteristics of the low income brackets by analyzing such characteristic socioeconomic factors that influence housing tenure (home ownership, Jeonse, monthly rent etc). For this matter, ‘The Residential condition survey 2013’ was applied, (3) RESEARCH FINDINGS The households that possess more cash base assets tend to have higher rate of choice in the Jeonse, but possibilities for the monthly rent or free occupation falls. Finally, the more wider the housing area, there are higher tendencies of Jeonse or free occupations compared with the home ownership. 2. RESULTS The result is shown in the following. Firstly, the better the accessibility with the public transport, possibilities of choice in form of Jeonse, house lease or free occupation had higher rate compared with home ownership, and the better the educational environment, percentages for the choice of Jeonse or the monthly pay increase. Secondly, the household that has higher living cost has a higher tendency for the monthly pay rather than home ownership, and the households that wield higher paycheck have lower tendency of choice on monthly pay rather than home ownership.
