아파트 분양가 결정에 영향을 미치는 변수 분석에 관한 연구

국문 초록

본 연구의 목적은 아파트 분양가격의 결정요인에 대하여 1단계 4가지요인, 2단계 9가지요인, 3단계 25가지 요인으로 계층화하여 분석함으로써 신규공급 아파트의 가격 산정을 위한 기준을 마련하고자 한다. 수도권과 비수도권의 분양가격 결정요인의 상대적 중요도 분석결과는 1단계 평가항목에 대한 분석결과 수도권과 비수도권에서 입지특성이 43%를 차지하고 있어서 아파트 신규 구입자들이 입지특성의 구성요들인 교통의 편리성, 생활편의 시설 과 교육환경에 많은 관심을 갖고 있음을 알 수 있다. 2 단계 평가항목에 대한 분석결과 수도권은 교통의 편리성, 생활편의시설, 내부평면, 개발호재, 교육환경특성 순으로 중요한 요인으로 나타나고 비수도권은 생활편의시설, 교통의 편리성, 내부평면, 개발호재, 교육환경특성 순으로 중요한 요인으로 나타내고 있다. 2단계 9가지 요인특성을 기준으로 분양가 비교틀을 만들어서 신규공급 아파트의 경쟁력 있는 분양가격 산정을 위한 모형을 마련하고자 한다.

영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to set a standard for sale prices of supplying new apartment houses, analyzing decision factors in sale price of supplying apartment houses with Analytic Hierarchy Process. (2) RESEARCH METHOD The spatial range of this study is selected to target the capital region and the other regions. The survey mainly consists of questions for analysing demographic characteristics of respondents and additional acceptable prices of decision factor of sale prices. The questions for decision factor of sale prices includes 25 factors. Statistical process of collected data went through data coding and cleaning using SPSS WIN 16.0, a commercial statistical program. (3) RESEARCH FINDINGS The analyzed result of evaluation items in the first step shows that new apartment buyers are highly interested in traffic convenience, amenities and education environment, which comprise location characteristics, as location characteristics accounted for 43% in the capital region and the other regions According to the analyzed result of evaluation items in the second step, it is clearly shown that when it comes to the capital ares, traffic convenience, amenities, inner plane, favorable factor of development and education environment play significant roles in the order named while as for the other regions, amenities, traffic convenience, inner plane, favorable factor of development and education environment are regarded as important in sequence. 2. RESULTS This study sets a standard for calculating competitive sale prices in the market when providing new apartment houses. The proposed model helps not to add profit to projected cost such as the cost of construction and land but to calculate the prices based on market prices of newly provided apartment houses. Consequently, this will be applied to practice as making a comparative analysis model of sale prices of neighboring apartment houses.
