초고층 개발사업의 기대효과에 관한 연구

국문 초록

본 연구는 시대가 변화면서 초고층 개발사업에 대한 사람들의 인식도 많이 바뀌었음을 토대로 이 개발사업의 기대효과에 대한 다양한 측면의 검토가 필요하였다. 따라서 초고층 개발사업을 주도하는 사업주체와 이를 객관적인 입장에서 바라보는 일반인의 인식이 어떠한 차이가 있는지를 사업의 기대효과측면에서 비교한 결과, 먼저 기대효과영역에서 사업주체와 일반인 모두 경제·산업효과를 중요하게 평가하였고, 경제·산업효과 평가분야 중 사업주체는 지역경제 기대효과가 가장 높았다. 그리고 사회·문화효과 중 사업주체와 일반인 모두 부동산에 대한 기대효과를 중요시하였으며, 기술·환경효과는 사업주체의 경우 건축제도 및 기술증진이 일반인은 도시환경이 높았다. 따라서 본 연구는 앞으로 지속적으로 이루어질 초고층 개발사업에 대하여 본질적인 차원에서 사업주체와 일반인의 인식을 서로 비교함으로써 향후 초고층 개발사업이 어떠한 방향으로 이루어져야 하는 지에 대한 시사점을 제공할 수 있었다.

영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES This study set out to distinguish expected effects of super high-rise building development projects between the subjects and common users and evaluate them. (2) RESEARCH METHOD In preparation of ongoing super high-rise building development projects in the future, the study examined and compared the perceptions of such projects between the subjects and general consumers at the fundamental level. The expected effects of super high-rise building development projects were categorized by the units, and the AHP technique was employed to measure the priority based on the items of each class. (3) RESEARCH FINDING The analysis results show that both the subjects and common consumers placed importance on the economic and industrial effects in the domain of expected effects. The subjects had the highest level of expected effects for local economy in the evaluation area of economic and industrial effects. Both the subjects and common consumers placed importance on expected effects for real estate in the area of social and cultural effects. In the area of technological and environmental effects, the subjects and common consumers showed a high level of expected effects for architectural systems and technological promotion and urban environments, respectively. 2. RESULTS The present study compared the perceptions of super high-rise building development projects, which will continue in the future, between the subjects and general consumers at the fundamental level and thus provided implications for their future directions.
