영문 초록

The latest housing price index has increased rapidly although the rate of housing sUpply has increased because of housing supply policy. Especially, this housing market failure has been shown in the new apartment housing market in the capital region. How do we explain this using traditional housing demand theory that the good’s price is decreased according to the increased the level of housing supply? Are the demands of housing determined by only traditional factors such as housing price, the price of other gos， income, and so on? Are there any other impact factors? How do the impact level of factors affected on the housing demand? This study is aimed at finding the characteristics of housing demand structure and the determinants in housing market of the capita1 region. For this, we interviewed several hundreds people who are willing to purchase a house. The research results were summarized as follows; The housing consumers' considerations have changed from the structural and physical factors to environmenta1 factors such as educational and transportation network that affect on increasing of housing price. From the analysis on decision making for housing purchasing determinants are analyzed residential, speculative and personal financial environment. This means typical consumers considers qualitative factors and retum rate through selling the house again in the capita1 region, especially, Yongin 따ea. So, we need to operate a flexible housing policy that accept a market change from the quantitative to qualitative and focus on the increasing of own housing rate of rent dwellers.
