공인중개사의 윤리성 구성요인에 관한 연구

국문 초록

공인중개사의 윤리성은 전문직업인으로서 사회구성원으로서 중요한 요소임에도 불구하고 이를 평가하는 척도는 매우 부족한 실정이다. 따라서 본 연구는 이러한 필요성에 입각하여 공인중개사의 윤리성을 구성하는 요소들을 밝히고 이를 기초로 공인중개사의 윤리성을 평가할 수 있는 척도를 개발하고자 한다. 공인중개사의 윤리성 측정도구의 타당도를 검증하기 위해 탐색적 요인분석과 확인적 요인분석 결과 7요인 46문항이 추출되었다. 추출된 46문항은 전체 변량의 65.0%를 설명하였다. 7요인에 대해 각각 이념적 윤리(7.2%), 공중윤리(8.8%), 강행윤리(12.8%), 서비스윤리(11.9%), 경쟁윤리(8.5%), 조직윤리(7.8%), 고용윤리(7.4%)라고 명명하였다. 윤리성을 구성하고 있는 하위 구성요인에 대한 탐색적 요인분석 결과 3요인으로 나누어졌다. 이념적 윤리와 공중윤리가 1요인(공공적 윤리)으로, 강행윤리와 서비스윤리는 2요인(법적 윤리)으로, 경쟁윤리와 조직윤리 및 고용윤리는 3요인(자율적 윤리)으로 구별되었다.

영문 초록

The ethicality is a very important subject for a licensed real estate agent as a professional and a member of society. However, the criteria for assessing such ethicality is not sufficient. In this study, we will examine the elements of ethicality of a licensed real estate agent. Based on the elements, the measurement tool for assessing the ethicality of licensed real estate agents will be developed. In order to verify the validity of the organizing factor of ethicality, exploratory factor analysis and confirmatory factor analysis were performed. As a result, a total of 46 question items covering 7 elements were elicited. The extracted 46 question items explained 65.0% of the total variance. The 7 elements were named, respectively, as ideological ethics(7.2%), public ethics(8.8%), enforcement ethics(12.8%), service ethics(11.9%), competition ethics(8.5%), organizational ethics(7.8%), and employment ethics(7.4%). The result of the exploratory factor analysis on the sub factors of the ethicality revealed three such sub factors. The first one (public ethics) was composed of idealogical ethics and public ethics. The second (legal ethics) was composed of enforcement ethics and service ethics. Lastly, the third (autonomous ethics) was composed of organizational ethics and employment ethics.
