영문 초록

1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study is to find characteristic of the development process of the private residential rent market in Japan and its implications. Through this study, the development of the private residential rent market in Korea is predicted. (2) RESEARCH METHOD This study adopted the exiting theoretical and practical literature review, the analysis of financial statements related companies and interview contents to persons who relate residential property management company, fudosan( real estate) company, brokerage company in Japan. (3) RESEARCH FINDINGS In the results of this survey, the burst of the bubble economy early in 1990 started the change of the residential rent market and the revision of rent house law in 2000 expedited the growth of that market. Especially, companies based construction industry have increased the scale of sublease business in Tokyo metropolitan area since 2000. 2. RESULTS This study is to analyse the similarities and differences of the residential rent market between Japan and Korea. The similarities are as follows. 1) The focus of real estate investment changed form capital gain to income gain. 2) The change of population structure increased the demand of small-size rent houses. 3) In the near future, rent house management companies in Korea will grow like Japan. However. the differences between two countries are the existence of Cheonse, the high price of lands in Seoul metropolitan area and the pre-mature of rent house management companies in Korea.
