국문 초록

본 연구에서는 현재의 부동산정보서비스의 문제점 등을 분석하여 개선안을 도출하고 또한 부동산정보수요자 설문조사를 통하여 수요자가 필요로 하는 부동산정보서비스 모델을 제시하고자 한다. 새로운 부동산정보서비스 모델은 수요자가 지정한 필지에 따라 공공정보인 건축물정보, 토지정보, 실거래가격 정보 그리고 민간정보인 시세정보, 가격정보를 분석한 부동산거래정보를 GIS를 기반으로 하여 항공사진과 지적도 정보를 중첩한 서비스가 제공되어야 한다. 따라서 부동산거래를 위한 새로운 정보서비스 모델로 첫째, 공공과 민간의 부동산거래정보 연계서비스 둘째, 부동산거래정보와 공간정보 통합서비스 셋째, 부동산거래정보 분석서비스들을 제시하였다. 이러한 정보서비스 모델은 부동산수요자에게 다양한 실거래가 정보를 제공함은 물론 수요자의 편의성을 확보하여 지도상에서 한눈에 직접 부동산 정보를 확인할 수 있어 합리적인 부동산 매수에 도움이 될 것이며 또한, 부동산관리자에게는 부동산 가격의 사전 예측, 분석이 가능하여 각종 부동산정책 결정을 지원할 것으로 판단된다. 그리고 공간영상정보 기반의 통합 부동산서비스의 민간정보와 공공정보를 상호 공유할 수 있는 모델을 통하여 대국민 부동산정보서비스의 만족도가 크게 향상될 것이며 정보이용자의 신뢰도가 높아질 것으로 판단된다.

영문 초록

This study set out to analyze problems with the current real estate information service, present improvement measures, and propose an information service model needed by information users through a survey. The new information service model for real estate trading should satisfy the following conditions: First, it should combine public and private information together; Second, it should integrate video and attribute information into one; Third, it should offer analysis results of changes to real estate trading prices. The model will help the users make rational sells and purchases of real estate by offering information about diverse real transaction prices, securing convenience for the users, and allowing them to check real estate information on a map at a glance for themselves. It will also provide real estate managers with assistance for all sorts of real estate policy decisions by allowing them to estimate and analyze real estate prices in advance. It will also increase people's satisfaction level with real estate information service and the users' trust by allowing them to share and use an integrated real estate service of spatial image information, private information and public information.
