영문 초록

The elderly population of Korea has increased and the social circumstance has changed, recently. Therefor, the latented demand of the charged elderly housing facilities will be show and that market will be enlarge, sooner or later in Korea. This study examined the actual conditions of the charged elderly housing facilities, the progress process of the elderly housing of U.S. and Japan, the view of the charged elderly housing facilities market of Korea, the successful example of the charged elderly housing facilities development and the special characters of the demand. And finally suggested some direction for the promotion strategies of the charged elderly housing facilities in Korea. The results of this study are following. First, the market of the charged elderly housing facilities in Korea is the introduction stage. Second, according to grow that market, the role of construction will be increase as we saw the example of U.S. and Japan. Third, the characters of the charged elderly housing facilities are different from the apartment and that market has the features as the niche market Therefor the construction firms must to know the special characters of this product and the prospect customers. Fourth, the incentives of the finance and the tax should be provided in order to allow construction to entry this market. Because to increase the housing welfare of the elderly population, it is unavoidable that we enlarge the private hands.
