국문 초록

본 연구는 국내 MZ세대 외국인의 투자선호 특성을 실증분석을 통해 살펴보고자 하였다. 설문의 조사 시기는 2022년 03월 01일부터 04월 30일까지 약 60일 간 온·오프라인 설문을 진행하였다. 수집한 자료의 분석은 SPSS 23.0 통계패키지를 활용하여 기술통계 및 로지스틱 회귀분석을 진행하였으며, 그 결과는 다음과 같다. 첫째, 국내 부동산자산 투자 시 주거용과 서울지역을 가장 선호하는 것으로 나타났다. 둘째, 자신이 사는 거주 지역에 부동산을 투자하려는 경향이 높은 것으로 분석되었다. 셋째, 한국거주기간이 길어질수록 언어나 제도의 이해 등 국내 부동산 취득에 대한 제약을 넘어서 거주 주택을 취득하는 것으로 나타났다. 넷째, 투자를 위한 여유자금이 확보되면 부동산투자에 적극적인 시장참여자가 될 것으로 판단되었다. 본 연구결과가 시대의 변화에 발맞추어 정부와 지방자치단체의 외국인 관련 산업의 효율적인 육성 및 내국인과 외국인을 위한 균형 잡힌 정책의 마련 등을 위한 기초자료로 활용되기를 기대한다.

영문 초록

This study aims to examine the investment preference characteristics of MZ generation foreigners in Korea through empirical analysis. The survey period was conducted online and offline for about 60 days from March 01, 2022 to April 30, 2022. For the analysis of the collected data, descriptive statistics and logistic regression analysis were performed using the SPSS 23.0, and the results are as follows. First they preferred residential and Seoul areas the most when investing in Korean real estate. Second, they tended to invest in real estate in the area where they lived.Second, they highly tended to invest in the area where they live. Third, it was found that the longer they lived in Korea, the more they acquired residential real estate beyond the restrictions, such as understanding the language and systems in Korea. Fourth, they will become active market participants in real estate investment in Korea once they have extra funds for investment. It is hoped that the results of this study will be used as basic data for the efficient development of foreign-related industries by the government and local governments as well as the preparation of balanced policies for Koreans and foreigners in line with the changes of the times.
