지식산업센터의 가격 결정요인에 관한 연구

국문 초록

과거에는 아파트, 오피스텔, 상가가 대표적인 부동산투자의 대상이었지만, 최근에는 정부의 대출 규제를 피할 수 있는 지식산업센터가 투자처로 주목받고 있다. 이러한 주목에도 불구하고 지식산업센터의 가격 결정요인에 관한 실증적 연구는 부족한 실정이다. 본 연구는 서울 수도권을 중심으로 지식산업센터에 관한 실증적 연구를 통하여 다음과 같은 결론을 얻었다. 지식산업센터의 가치는 1) 경기지역보다 서울지역, 2) 산업입지보다 개별입지, 3) 공공개발보다 민간개발, 4) 공시지가 및 실거래가 모두, 5) 대지면적 및 건축연 면적이 클수록, 6) 임대목적보다 분양목적일 경우 더 긍정적인 영향을 미친다. 본 연구는 지역, 입지, 주체, 가격, 규모 및 목적에 따른 지식산업센터의 가격 결정요인을 제시하였다.

영문 초록

In the past, apartments, officetels, and shopping malls were representative real estate investment targets, but recently, knowledge industry centers that can avoid government loan regulations are attracting attention as investment destination. Despite this attention, empirical studies on the price determinants of the knowledge industry center are lacking. In this study, the following conclusions were obtained through empirical research on the knowledge industry center in the Seoul metropolitan area. The value of the knowledge industry center has a more positive effect if there are 1) Seoul area rather than Gyeonggi area, 2) individual location rather than industrial location, 3) private development rather than public development, 4) both the official land price and actual transaction price, 5) the larger the site area and total building area, 6) for sale rather than for rental. This study presented the price determinants of the knowledge industry center according to region, location, subject, price, scale and purpose.
