재건축아파트 개발사업의 사업단계별 조합원 사업만족도에 미치는 영향에 관한 연구

국문 초록

본 연구는 재건축아파트 조합원 불만족으로 사업이 지연되고, 그에 따른 피해와 경제적 손실이 발생되고 있어서 원활한 사업 추진을 위해서는 사업 주체인 조합원들이 만족할 수 있는 수준으로 단계별 사업절차에 따라 재건축이 진행되야 한다. 그러한 목적으로 서울시 강동구 재건축아파트 개발사업에 참여했던 조합원을 대상으로 설문조사를 진행하였고, 648부 유효표본을 선정하여 다중회귀분석을 이용하여 실증분석 한 주요 결과를 정리하면 첫째, 사업 만족도에 가장 큰 영향을 미치는 요인은 사업완료단계의 착공으로 나타났다. 둘째, 사업준비 단계의 조합설립추진위원회, 사업계획단계의 기본계획수립, 사업완료단계의 이주 및 철거, 사업시행단계의 조합원 분양 순으로 사업만족도에 유의미한 영향을 미치는 것으로 나타났다. 이상의 주요결과를 바탕으로 조합원이 만족할 수 있는 재건축아파트 개발사업이 진행되어야 하며, 관리감독기관에서는 투명하고 신속하게 사업이 진행될 수 있도록 그 역할을 철저히 해야 할 것이다.

영문 초록

In this study, the project is delayed due to the dissatisfaction of the reconstructed apartment members, and consequent damage and economic loss are occurring. Therefore, in order to promote the project smoothly, the reconstruction should be carried out according to the step-by-step project procedure to a level that the members, the main body of the project, can be satisfied with. For that purpose, a survey was conducted on the members who participated in the reconstruction apartment development project in Gangdong-gu, Seoul, and 648 effective samples were selected and the main results of empirical analysis using multiple regression analysis are summarized. The influencing factor was the start of the project completion stage. Second, it was found that the association establishment promotion committee in the project preparation stage, the basic plan establishment in the business planning stage, relocation and demolition in the project completion stage, and the sale of union members in the project implementation stage had a significant effect on the project satisfaction. Based on the above main results, the reconstruction apartment development project that can satisfy the union members should be carried out, and the supervisory authority should thoroughly play its role so that the project can proceed transparently and quickly.
