국문 초록

이 연구는 서울시 공공임대주택의 단지특성이 위탁관리수수료에 미치는 영향관계를 확인하는데 그 목적이 있다. 이를 위해 서울시 공공임대주택의 단위면적(㎡)당 위탁관리수수료를 종속변수로 하여 영향을 미치는 단지특성을 살펴보았다. 분석결과, 세대수, 경과년수, 전용임대단지유무(혼합주거단지), 현관구조가 통계적으로 유의미한 영향관계가 확인되었다. 세대수는 증가할수록, 경과년수는 오래되지 않을수록 단위면적당 위탁관리수수료가 낮았다. 임대전용단지가 혼합단지보다는 위탁관리수수료가 높았으나 통계적 차이는 검증되지 않았다. 현관구조는 계단식이 복도식, 혼합식보다 위탁관리수수료가 높았고, 통계적 차이가 확인되었다. 따라서 분석결과 확인된 세대수, 경과년수, 현관구조 등의 단지특성을 반영한 위탁관리수수료 산정이 이루어져야 할 것이다.

영문 초록

The purpose of this study is to examine the relationship between the complex characteristics of public rental housing in Seoul and the influence of consignment management fees. To this end, we examined the characteristics of the complex that affect the commission management fee per unit area (m2) of public rental housing in Seoul as a dependent variable. As a result of the analysis, it was confirmed that the number of households, the number of years elapsed, the existence of an exclusive rental complex (social mix complex), and the entrance structure had a statistically significant influence. As the number of households increased and the elapsed years were shorter, the consignment management fee per unit area was lower. Consignment management fees were higher for rental-only complexes than mixed complexes, but statistical differences were not verified. As for the entrance structure, the consignment management fee was higher than that of the corridor type and the mixed type, and statistical differences were confirmed. Therefore, the entrustment management fee should be calculated by reflecting the complex characteristics such as the number of households, the number of years elapsed, and the entrance structure confirmed as a result of the study.
