국문 초록

본 연구의 목적은 부동산자산관리 측면에서 창원시 유치원에서 유치원특성, 지역특성, 건물특성이 유치원의 성과(log유치원수익과 유치원 재원율)에 얼마나 영향을 미치는지를 살펴보고자 한다. 본 연구의 결과는 다음과 같다. 첫째, 유치원 건물을 소유하는 자가인 경우 유치원에 적극적인 시설투자함으로서 유치원 수익을 증진시킬 수 있으므로, 유치원 성과에 정(+)의 영향을 준 것으로 판단된다. 둘째, 체육장이 실내 또는 실내와 실외 모두 갖춘 경우는 많지 않으므로, 이러한 시설들이 모두 갖춘 경우에는 유치원 성과에 정(+)의 영향을 미친다. 셋째, 총교실수와 교사수가 많으면 쾌적한 공간에서 질 높은 수업이 가능하므로, 유치원 성과에 정(+)의 영향을 미치는 것으로 판단한다. 넷째, 최근 유치원생은 감염병이나 여러 질병 등에 노출되기 쉽고, 잘 걸리는 경향이 있어 부모들은 보건/위생공간이 크고 시설이 잘 갖춘 유치원을 선호하는 것으로 판단된다. 다섯째, 부모들은 아이들을 유치원에 직접 등교시키기 어려운 경우가 많기 때문에 유치원 선택시 통학차량이 있는 경우 유치원 성과에 정(+)의 영향을 미치는 것으로 판단된다. 여섯째, 지역특성에 따라 유치원 성과가 달리 나타나는데, 창원 진해구를 기준으로 창원 의창구는 정(+)의 영향을 미치고, 마산회원구는 부(-)의 영향을 미치는 것으로 판단된다. 일곱째, 최근 화재 등 위험으로 인해 유치원에도 비상구의 존재가 중요한데, 비상구가 있는 경우 유치원 성과에 정(+)의 영향을 미치는 것으로 파악되었다. 따라서, 부동산자산관리 측면에서 유치원 성과에 긍정적인 영향을 미치는 요인들을 잘 파악하여 시설을 설치하거나 보완할 경우 유치원 수익을 높일 수 있는 것은 물론, 유치원 재원율도 높일 수 있다.

영문 초록

The purpose of this study is to examine how kindergarten characteristics, regional characteristics, and building characteristics affect the performance of kindergartens in a kindergarten of Changwon city in terms of real estate asset management. The results of this study are as follows. First, if the person who owns a kindergarten building can increase kindergarten profits by actively investing in facilities in the kindergarten, it is judged that it has a positive (+) effect on kindergarten performance. Second, since sports grounds are not often equipped indoors or both indoors and outdoors, if all of these facilities are equipped, it has a positive (+) effect on kindergarten performance. Third, if the total number of classrooms and the number of teachers are large, high-quality instruction is possible in a comfortable space, so it is judged that it has a positive (+) effect on kindergarten performance. Fourth, recent kindergarteners are susceptible to infectious diseases and various diseases, and tend to be easily caught, so it is judged that parents prefer kindergartens with large health/sanitation spaces and well-equipped facilities. Fifth, since parents often find it difficult to bring their children to kindergarten directly, it is judged that the presence of a commuting vehicle when selecting kindergarten has a positive (+) effect on kindergarten performance. Sixth, the outcomes of kindergartens differ according to regional characteristics. Based on Changwon Jinhae-gu, Changwon Uichang-gu has a positive (+) effect, and Masan member-gu has a negative (-) effect. Seventh, the existence of emergency exits is important even in kindergartens due to the recent dangers such as fire, and the presence of emergency exits was found to have a positive (+) effect on kindergarten performance. Therefore, in terms of real estate asset management, if the factors that have a positive effect on kindergarten performance are well understood and facilities are installed or supplemented, not only kindergarten profits can be increased, but also kindergarten resources rate can be increased.
