서울시 아파트시장의 세분화에 관한 연구

국문 초록

본 연구의 목적은 서울시 양천구의 아파트 거래 자료를, 이용하여 계량적으로 서울시 양천구 아파트시장을 분류하는 데 있다. 연구의 이론은 부동산시장분석이며 연구방법은 유사한 집단 혹은 다른 집단을, 분류하는 데 유용한 탐색적 자료 분석법이다. 서울시 양천구 아파트시장은 ㎡ 매매가격을 기준으로 2개 군집으로 나눌 수 있다. 이 연구에서 평균 ㎡당 아파트 매매가격으로, 양천구 아파트시장을 2개 시장으로 구분할 때는 고가 아파트시장에는, 목동과 신정동이, 해당하고 저가 아파트시장에는 신월동이 분류된다. 그리고 아파트의 평균 경과 년수를 기준에 의해서는, 신규아파트시장에는 신월동이 해당하고 노후화 된, 아파트시장에는 목동과 신정동이 분류된다. 아울러, 아파트의 전용면적을 기준으로 소형 아파트 시장에는 신월동이 해당되고 중형아파트시장에는 목동과 신정동이 분류된다. 따라서 본 연구에서는, 서울시 아파트, 시장의 변화를 부동산 가격의 세분화를 통해 유사한 집단 혹은, 다른 집단을 분류하는 데 유용한 자료탐색법과 아파트가격에 영향을 주는 요인을 분석하기 위해 다중회귀분석을, 사용하였다. 이 연구결과를 요약하면 다음과 같다, 아파트시장 세분화의, 기준에 해당하는 행정동별 평균 ㎡당 매매가격, 아파트의 경과년수, 전용면적에 따라, 시장세분화의 차이를 통해, 부동산거래 시장의 문제점을 알아보고 해결방안을 제시하고자 한다.

영문 초록

The purpose of this study is to classify the apartment market of Yangcheon-gu, Seoul by quantitatively using the data of apartment transactions in Yangcheon-gu, Seoul. The theory of this study is real estate market analysis, and the research method is exploratory data analysis method useful for classifying similar group or other group. The apartment market in Yangcheon-gu, Seoul can be divided into two clusters based on the m2 selling price. In this study, the average apartment price per m2 is divided into two markets, the high-priced apartment market is Mokdong and Shinjeong-dong, and the low-priced apartment market is classified into Shinwol-dong. Therefore, this study used multiple regression analysis to analyze the factors that affect apartment prices and data search methods useful for classifying similar groups or other groups through subdivision of real estate prices in Seoul. The results of this study are summarized as follows: First, the problems of the real estate transaction market are examined and solutions are presented through the difference of market segmentation according to the average selling price per m2, the number of years of apartment, and the exclusive area corresponding to the standard of apartment market segmentation.
