국문 초록

본 연구의 목적은 공동주택을 공급받은 거주자를 대상으로 주거만족도에 대한 욕구를 충 족킬 수 있는 영향요인을 도출하고, 이를 토대로 주택정책의 시사점과 정책방향을 제언하는 것이었다. 이상의 연구목적을 효율적으로 달성하기 위하여, 연구대상을 아파트 주거환경으로 한정하였고, 연구범위로 시간적으로는 주택공급량이 100%를 상회한 2006년부터 현재까지로 하였으며, 공간적으로는 충청북도 청주시로 한정하였다. 그리고 내용적으로는 아파트 단지의 주거환경이 주거만족도에 미치는 영향요인을 분석하는 것으로 하였다. 이상과 같은 연구범위를 효율적으로 조사ㆍ분석하기 위한 접근방법으로는 부동산학적 접근방법을, 조사방법으로는 문헌조사법과 설문조사법을, 분석방법으로는 통계적 분석방법을 사용하였다. 분석결과, 청주시 아파트단지의 주거환경 결정요소는 “내구성”, “외부성”, “입지”, “개별성”이 도출되었다. 또한, 주거환경을 구성하는 다섯 가지의 요인을 독립변수로 선정하고, 주거만족도를 종속변수로 채택하여 회귀분석을 실시한 결과, 입지와 외부성이 통계적으로 유의미한 영향력을 미치는 것으로 분석되었다. 이상의 분석결과를 바탕으로 주택정책의 시사점과 정책방향을 제언 하면, 아파트를 공급하는 건설업체와 이를 관리하는 정부는 단순히 주택의 생산과 공급에만 치중할 것이 아니라 거주자의 주거만족도를 높이고, 윤택한 삶을 창조할 수 있는 공간으로서 주거환경을 조성해야 할 것이다. 즉, 이윤추구를 위한 공급자 중심의 경영에서 입주자들의 욕구를 충족시킬 수 있는 소비 자 중심의 만족도가 높은 주택상품을 개발해야 할 것이다.

영문 초록

The purpose of this study was to understand the factors affecting the residential satisfaction of the residents provided with apartment houses, and to suggest the implications and policy direction of housing policies. In order to efficiently accomplish the above purpose of the study, the target of the study was limited to apartment houses. For the scope of the study, the time frame was set between year 2006 when housing supply reached 100% to the present. The space was limited to Cheongju, Chungcheongbukdo. The content was to analyze the factors affecting the residential satisfaction of apartment complex. To efficiently investigate and analyze the above scope of the study, real estate approach has been used. For investigation method, literature and survey research has been used. Also, statistical analysis has been used. As a result of the analysis, it was found that the determinants of residential environment of apartment complex in Cheongju were “durability”, “externality”, “location” and “individuality”. Also, a regression analysis has been conducted by selecting the five components of residential environment as independent variables and adopting residential satisfaction as dependent variable. As a result of the analysis, it was found that location and externality exercised statistically significant influence. Based on the result of the analysis the following implication and policy direction of housing policy have been suggested. The construction company that supplies apartments and the government in charge of management should strive to create residential environment that enhances residents residential satisfaction and quality of life instead of just concentrating on producing and supplying houses. In other words, they should develop consumer-oriented and highly satisfactory housing products designed meet the residents expectations rather than adhering to supplier-oriented management simply pursuing profits.
