국문 초록

우리나라는 이미 고령화 사회에 진입하였다. 본 연구에서는 노인들의 주거문제를 연구하고 해결방안으로 노인주택 용지공급방법과 임대형 노인 주택건설을 제시하고자 한다. 첫째, 노인주택용지의 공급에 대하여 본 연구에서 제시하는 방안은 단지 내 상가건물의 옥상 부분이다. 일반적으로 단지 내 상가가 3층 이하로 지어지는 이유는 정비사업 시단지의 용적률이 부족하기 때문이다. 그뿐만 아니라 공동주택 단지의 세대수에 따라 그규모가 결정되기 때문이다. 따라서 본 연구는 상가의 옥상 부분을 이용하여 임대주택을 건설하는 방식이다. 둘째, 노인주택은 정비사업 시행과정에서 임대형으로 건설하여 그 지역에 거주하던 원주민에게 우선권을 부여하여 입주토록 하는 방식이다. 이것은 그 지역에서 이루어진 사회관계망을 존속시키므로 노인들의 사회적응력을 높일 수 있기 때문이다. 본 연구는 옥상 부분을 새로운 용지로 인식하고 노인주택을 건설하는 방식으로 입주를 원하는 노인들에게 공급하는 방식이다. 이는 도시 토지 부족현상을 어느 정도 해결할수 있고, 점점 고령화되어가는 노인들의 주거문제를 해결할 수 있을 것이다.

영문 초록

Korea has already entered the aging society. This study attempts to investigate the problem of housing for the elderly and to present the method of supplying its land and the construction of rental-type housing for the elderly as follows: First, it presents the rooftop part of the commercial building within the apartment complex as housing land for the elderly. In general, the commercial building is built as the one of less than three floors, which is because the floor area ratio of the apartment complex is insufficient for the renewal project. In addition, that is because its size is determined according to the number of households within the apartment complex. Accordingly, this study presents the method of constructing the rental housing by using the rooftop part of the commercial building as housing land for the elderly. Second, housing for the elderly should be constructed in a rental-type housing in the process of implementing the renewal project and be occupied by native residents living in the area by giving priority to them. That is because it can enhance senior citizens social adaptation ability by enabling the social relationship network formed there to continue to exist. This study presents the method of supplying the housing for the elderly wanting to live there by understanding the rooftop part of the commercial building as new housing land and constructing the housing for the elderly. This can resolve a phenomenon of urban land shortage and the problem of housing for gradually aging people.
