공공임대주택의 유형별 주거환경이 주거만족도에 미치는 영향

국문 초록

이 연구에서는 공공임대주택의 유형별 즉 영구임대, 국민임대, 장기전세 거주자가 인식하는 주거환경 및 주거만족도를 비교해보고, 주거환경의 하부항목 중 주거만족도에 미치는 영향요인에 대해 살펴보았다. 분석결과, 첫째, 주거환경의 하부 요인 중 주택외부, 주변환경, 이웃관계, 가족 및 친구관계는 유형별 차이가 확인되었다. 둘째, 전반적 주거만족도는 유형별 차이가 통계적 유의미 내에서 확인되었고, 사후검증결과, 영구임대보다 장기전세가 높게 나타났다. 셋째, 공공임대주택의 주택내부, 주택외부, 주변환경, 이웃관계, 가족 및 친구관계가 주거만족도에 미치는 영향요인을 유형별로 살펴본 결과, 국민임대주택은 거주기간이 짧을수록, 휴게녹지시설과 교육환경이 좋을수록, 영구임대주택은 전용면적이 넓을수록, 문화시설 및 이웃과의 신뢰관계가 좋을수록, 장기전세주택은 마감상태, 대중교통의 편의성, 의료시설의 편의성, 비거주가족과의 관계가 좋을수록 주거만족도가 높게 나타났다. 이러한 결과를 토대로 공공임대 거주자의 주거환경 및 주거만족도 제고를 위한 정책적 제언을 하였다.

영문 초록

The purpose of this study is to compare the residential environment and residential satisfaction by types of public rental housing; permanent rental, national rental, long-term downpayment rental, and the factors affecting the satisfaction of residential environment among the sub-items of residential environment. The results of this study are as follows: First, out of the factors of residential environment, there were differences among the types of housing, environment, neighborhood, family and friends relationshipp.Second, the overall satisfaction of housing was found to be statistically significant, and as a result of post-test, long-term downpayment rental was higher than permanent rental. Third, as a result of examining the factors affecting the satisfaction of the residents, it was found that for national rental, the shorter the residence period of the public rental housing, the better the environment, and for the permanent rental, greater the private area of the permanent rental housing, better the relationship with the cultural facilities and neighbors, and for long-term downpayment rental, longer the rental housing, the convenience of public transportation, and medical facilities is experienced. The satisfaction of the resident was based on these results, the policy for improving the residential environment and residential satisfaction of the public lease residents were suggested.
