국문 초록

이 연구의 목적은 다가구매입임대주택의 관리실태를 파악하고 입주민의 설문조사분석을 통해 관리의 효율화를 위한 제도 개선방안을 마련하는 것이다. 연구 시사점은 첫째, 관리주체는 장기수선계획 또는 리모델링 등을 통해 주택 자체의 개선이 필요하다. 둘째, 주거복지상담사를 배치하여 적극 활용해야 한다. 셋째, 관리주체와 입주민간의 관리에 대한 분담이 필요하다. 넷째, 전문업체의 위탁관리방안 모색도 필요하다. 다섯째, 가장 필요한 복지서비스가 월임대료 및 보증금 지원과 보건 및 의료, 주거복지 상담 서비스로 나타나 경제, 의료, 상담 등에 대한 주거서비스의 집중적 연계가 필요하다.

영문 초록

The purpose of this study is to grasp the actual condition of management of low-rise multi-family public rental housing and to prepare a system improvement plan for efficiency of rental house management through analysis of questionnaires of residents of low-rise multi-family public rental housing managed by Seoul Housing Corporation. The implications of the study are as follows. First, the management subject needs to improve the house itself through long - term repair plan or remodeling. Second, it is necessary to utilize housing welfare counselors actively. Third, it is necessary to share the management of the management body and the civilian residents. Fourth, because of the characteristics of low-rise multi-family public rental housing, it is also necessary to seek a consignment management plan of specialized companies. Fifth, the most necessary welfare services are monthly rent and deposit support, health and medical care, and housing welfare counseling services, and it is necessary to intensively link residential services for economic, medical, and counseling services.
