영문 초록

The purpose of this study is to analyze the housing disparity using the tobit model and the modified M-W model, and to derive implications for housing and residential policies. Key findings are mainly threefolds; First, the housing demand shows a reverse U shape with peaking at certain age groups, and the influence of middle-aged people on housing demand is found to be larger than other age groups. Second, it is found that the renters have larger residential space than the housing demand during the life cycles of formation and expansion, while the owners tend to be opposite to that of the renters. Third, the renters are willing to pay for the desired level of residential space until the highest income during the family life cycle, and then tend to reduce the size rapidly from the contraction period when the income decreases. However, the owners reside in the smaller housing up to the time when their income is maximized and then increase the residential size based on the accumulated capital. The results of this study suggest that the interest of housing welfare policy, which focuses on the renters with new employees, should be extended to the owners in the life cycles of formation and expansion.
