국문 초록

이 연구의 목적은 상가권리금의 고저에 영향을 주는 요인을 실증적으로 제시하는 것이다. 그리고 상가건물의 교환가치 및 이용가치와 관련이 있는 상가월세, 보증금, 상가매매가격을 사용하여 상가권리금과 상가임대료와의 연관성을 분석하는 것이다. 이 연구결과를 요약하면 다음과 같다. 첫째, 서울시 상가임대사례를 이용하여 상관관계 분석의 결과에 의하면, 상가권리금과 상가월세와의 관계는 정(+)의 상관관계가 존재한다. 그리고, 상가권리금이 높은 집단에서 상가월세는 상가권리금을 산정할 때 가장 많은 영향을 주고 통계적으로 유의한 것으로 분석되어 대립가설을 채택할 수 있다. 둘째, 상가권리금의 고저에 따라 상가권리금에 영향을 주는 변수가 다르다. ㎡당 상가권리금이 높은 집단에서는 ㎡당 상가월세가 상가권리금에 영향을 주는 변수이며 ㎡당 상가권리금이 낮은 집단에서는 상가의 유동인구의 평균 연령이 상가권리금의 고저를 결정하는 변수이다. 마지막으로 상가권리금은 교환가치와 사용가치가 서로 밀접한 관련성을 가지고 있다. 또한 상점이 위치하고 있는 상가 건물 및 토지의 특성을 고려한 관리가 절실히 필요하게 된다. 따라서 부동산입지가 상가권리금의 고저에 영향을 주는 중요한 요소라고 볼 수 있기에 종합적으로 고려하여 상가권리금을 추정하는 것이 타당하겠다.

영문 초록

The purpose of this study is to show the Determinants of the store’s goodwill by using the retail real estate leases in Seoul. The summary of this study is as follows. First, depending on the level of store’s goodwill, the degree of the correlation with the retail rents mall is different. The result shows the strong positive correlation between store’s goodwill and retail rents in the high level the store’s goodwill group. And there is a weak correlation between store’s goodwill and monthly retail rents in the low level the store’s goodwill group. Second, the factors that influence the determination of the store’s goodwill are different depending on the level of the store goodwill. In a high level group, the monthly rent per ㎡ is statistically significant and the highest contributor to determining the store’s goodwill per ㎡. In contrast, in comparison with the low group, the monthly rents are not statistically significant, whereas in comparison with the shopping mall, the volume of the passing by pedestrians is critical to determining the store’s goodwill. The high proportion of the volume of the passing by 60 years over pedestrians has a negative effect on the store’s goodwill in the retail trade areas in Seoul. The results show that as the average city’s population ages, the average store’s goodwill per ㎡ decreases. Finally, the factors affecting the level of influence of the store’s goodwill are highly relevant to the location of the commercial building. There are high the store’s goodwill that are located on the ground floor of a commercial building compared with underground of a commercial building.
