국문 초록

본 연구의 목적은 공동주택의 관리방식에 따른 입주자대표회의 운영관리업무에 대한 중요도를 분석하여, 입주자들의 주거만족도를 증진시킬 수 있는 관리업무의 개선방안을 제언하는 것이다. 연구방법은 공동주택관리에 관한 이론과 선행연구 등, 각종자료에 대한 문헌연구를 실시하였다. 그리고 실증분석에서는 전문가를 대상으로 FGI를 실시하여 중요한 관리업무를 선정하고, 주택관리사를 대상으로 설문조사를 실시하여 관리방식에 따른 입주자 대표회의 운영관리업무의 중요도를 분석하였다. 분석결과 첫째, 입주자대표회의 운영관리업무에 대한 중요도는, 관리방식에 따라 서로 다르게 나타났다. 둘째, 자치관리방식이 위탁관리보다 세부항목의 중요도가 높게 나타났다. 연구결과 시사점은 다음과 같다. 첫째, 입주자대표회의는 중요도에 따라 업무의 관심집중과 방향설정을 충실하게 할 필요성이 있다. 둘째, 입주자대표회의는 자치관리방식인 경우에는 단지실정에 맞는 관리규약을 제정하고, 입주자들의 생활관리 서비스를 중시하여야 하며, 위탁관리방식인 경우에는 관리지원능력을 강화시켜 관리목표를 달성하여 주거만족도를 증진시키는데 업무의 중점을 두어야 한다.

영문 초록

The purpose of this study is to investigate the importance of the resident representative meeting operational management business by the management system of Apartment, is propose the improvement plan of the management system that it is possible to improve the residential satisfaction of resident. Research methods, such as the theory and previous research related to the management of Apartment, were carried out literature studies of a variety of data. Then, in the empirical analysis, we conducted the FGI to subject experts, selected the important management business, A questionnaire survey was conducted for the housing manager, it was to evaluate the importance of the resident representative meeting operational management business by the management system. As a result of the analysis, First of all, the importance of the resident representative meeting operational management business is different but it has been found according to the management method. Second, the selfmanagement system was high degree of importance of detailed items than trust management. Implications for research results is as follows. First, resident representative meeting, depending on the degree of importance, you need to faithfully interest concentration and direction of the setting of the business. Second, the resident representative meeting, in the case of self-management system, simply enacted a management contract that matches the actual situation, Must be an emphasis on life management services for tenants, In the case of a trust management system is to achieve the management objectives by strengthening the management support force should focus of the business to improve the housing of satisfaction.
