영문 초록

This study cxamincd construction companies and ana!yzed tht restúctiolls the securitizing the beneficiary right, the reQuired corKlitions for securitization, and the effects of securitîzing beneficiary right in real estate development trust on the lst.ruction compani As a result, the reasons for the 아neficiary right unable to be curitized are ftrSt, that there was no tr찌able market being formed (33.5%), second, that many people are ignorant about the plans ω make the securitization of beneficiary right (31.8%), and third, that the beneficiary right cannot become the basic assets for :curitization (20.5%) It is discovered that the reQuired conditions ω make the beneficiary right ω become liQuid is first. the fonnation of market to trade the 야neficiary righl (34.8OA)), Cond. the clear leg establishment of marketable security (25.0%), and third‘ the installation of the credit enhancing c\evices 09.7%) In addîtion, as for the effects of '"ωritization of the beneficîary right on the construction companies, the study showed that there were positive effects such as more pportunities ω participate in con slruclioκ the lowering of construction unit cost, the increase in the securilization, and the reduction of the debt burden. Therefore‘ it is exα!Cted that the securitization of beneficiary right in re estate development trust wilJ sufficiently carry out its function as a new way ω supply capital in order to solve the x:uritizalion problems currenuy suffered by the construction market as well as construction companies
