Recently, we have been experiencing the sharp increase of lump-sum deposit housing price of urban house. πle nationwide survey of housing price id that the purchase and ses price of house ascen&회 only 0.4%, but lump-sum depo housing price went up to 11.0% than previous year. It was also reported that the metropolitan area including Seoul rose to 13.9% and the six large cities to 100/0, the small and medium-sized cities to 9.5% than last year. It is necessary to articulate the re1ationship between the big jump in the lump-sum deposit housing price of apartment and its major factor to control the housing price. The purpose of this study is to invesgate the major influential factors on the lump-sum deposit housing price of the apartment, and to analyze the influence of the characteristics of buyer and tenant of apartment on the their housing choice to live in the future The data of lump-sum deposit housing price of the apartment are collected from the inteπiew of the house agents, which is based on the samples of the 312 a:rtment complexes built by the residential land development project in Suwon City. these eighteen ins including physical, environmenta1, ecological aspect are measured by the development maps and related books of the 81 a:partment samples that have the same area(pyung) and same purchase price. Lastly, we find out the major iuential factors on the lurnp-sum deposit housing price of the apartment by the regression analysis method. In the study, we find out that in spite of same area(pyung) and sne purchase price of apartment, there are many cases of showing the different lump-sum d학)()sit housing price. Furthermore, it is showed that the buyer and tenant have tendency to consider the major factors differently to choice each’s house. It is more desirable to build the apartment for rent in the site with convenient facilities than in va않nt land in city.
