공모형 부동산펀드의 성과결정요인에 관한 연구

국문 초록

국내 부동산펀드시장이 REITs시장보다 더 크지만, 부동산펀드의 역사가 짧아 그동안 부동산펀드의 특성에 대한 연구가 부족하였다. 이에 본 연구는 국내 공모형 부동산펀드의 성과에 미친 영향에 관하여 처음으로 실증분석하였다. 분석기간은 2004년 6월부터 2009년 5월말까지 공시되는 월별수익률을 사용하였다. 분석결과 국내 공모－대출형 부동산펀드의 성과는 수수료와 양(＋)의 관계에, 공모－임대형 부동산펀드는 성과와 수수료가 음(－)의 관계에 있다는 것을 알 수 있었다. 또한 모든 공모부동산펀드의 성과는 규모와 음(－)의 관계에 있다는 것을 파악할 수 있었으며, 운용기간이 길어질수록, 판매회사수가 많을수록 공모부동산펀드에 긍정적인 영향을 준다는 것을 분석할 수 있었다.

영문 초록

There are few studies on characteristics of real estate fund, even though market size of Korean real estate funds is larger than REITs market because of short history of real estate fund. This study analyzes the return of public offering real estate fund by using real data for the first time in Korea. The monthly declared real estate funds during the period of June 2004∼May 2009 were selected for this study. We found out that the performance of public offering PF type real estate fund has positive relationship with the fee of that and that of public offering Buy-lease type real estate fund has negative relationship with the fee of that. Additionally, we found out that the performance of public offering real estate fund has negative relationship with the size of that and that tends to have positive relationship with extended period of the operation and expansion of marketing channel of fund.
