국문 초록

지구는 매년 수백억 톤 이상 배출 되고 있는 온실가스로 인해 크나큰 기후환경 위기를 겪고 있다. 국제사회는 2015년 파리협약에서 탄소중립을 목표로 설정하였고, 탄소중립 이행 중간 점검 성격인 자율적인 감축목표(NDC)를 설정하여 감축을 위해 노력하고있다. 우리나라는 2030년까지 17.1백만톤(CO2eq)을 감축 목표로 설정하였다. 이와 함께 ESG의 중요성도 커지고 있다. ESG는 환경, 사회, 거버넌스의 약자이고 부동산 부문에서도 ESG 기준 준수를 통해기후변화 리스크를 줄이고 건물의 자산가치를 높일 수 있는 것으로 알려져 있다. 하지만건물부문에서의 온실가스 저감이나 ESG 활동은 매우 미흡한 편이다. 건물부문의 탄소중립 목표 달성을 위해서는 다양한 기술확보도 중요하지만, 제도적이고 정책적인 접근방법이 중요한 시점이고, 이를 통한 건물의 소유자와 관리자의 의식 전환과 역량 강화가매우 중요한 시점이다. 하지만 이와 관련된 부동산 관리자에 관한 선행연구는 매우 부족한 실정이다. 본 연구에서는 부동산(건물) 관리자의 ESG 분야별 중요도 인식 정도가 향후 ESG 관리 필요성에 얼마큼 영향을 미치는지를 확인하였다. 부동산 관리자 299명을 대상으로설문조사 하여 OLS 회귀분석을 실시하였다. 분석결과 환경(E), 사회(S), 거버넌스(G) 의 각 분야별 중요도에 관한 인식 정도는 향후 ESG 관리 필요성에 정(+)의 영향을 미치는 것으로 조사되었다.

영문 초록

The Earth is facing a major climate crisis due to the emission of billions of tons of greenhouse gases every year. The UN set the goal of Net-zero in the 2015 Paris Agreement and established Nationally Determined Contributions (NDCs) as a midterm check to strive for reductions. South Korea has set a reduction target of 17.1 million tons (CO2eq) by 2030. Along with this, the importance of Environmental, Social, and Governance (ESG) criteria is increasing. ESG stands for Environmental, Social, and Governance, and compliance with ESG standards in the real estate sector is known to reduce climate change risks and increase the value of buildings. However, greenhouse gas reduction and ESG activities in the real estate sector are still inadequate. Achieving Net-zero in the building sector requires not only securing various technologies but also adopting institutional and policy approaches. This is a crucial time for a shift in consciousness and capacity-building among building owners and managers. However, there is a severe lack of prior research on real estate managers in this regard. In this study, we examined how the perception of the importance of ESG in different areas among real estate (building) managers affects the future need for ESG management. A survey was conducted on 299 real estate managers, and OLS regression analysis was performed. The results indicate that the perceived importance of each area of Environment (E), Social (S), and Governance (G) has a positive influence on the future necessity for ESG management.
