국문 초록

공동주택에서 장기수선계획에 따른 장기수선충당금의 부과·징수 및 적립이 제대로 이루어지지 않아 문제가 되는 경우가 많이 발생하는 바, 본 연구에서는 장기수선충당금과 관련된 여러 가지 변수들이 관리비 인식에 어떻게 관련성을 가지는가에 대하여 알아보기 위해 입주자등을 대상으로 설문조사를 실시하여 총 298부의 설문지를 분석에 사용하였다. 이를 위해 먼저 선행연구를 검토하고 본 연구의 주제와 설문항목을 결정하였다. 실태분석결과 먼저, 관리비 인식정도에 영향을 미치는 요인은 공용부분에 대한 관심정도와 장기수선계획에 대하여 알고 싶은 정도 및 장기수선충당금 부과액이 충분하다고 인식하는 정도가 양(+)의 영향을 미치고, 거주기간과 거주하는 주택의 규모는 음(-)의 영향을 미쳤다. 다음으로, 이러한 종속변수에영향을 미치는 영향관계는 소규모단지와 대규모단지간에 영향을 미치는 요인들에 차이가 있었으며, 자가거주 세대와 자가거주 이외 세대 간에도 차이가 있었다. 또한 남성과 여성 간에도 영향을 미치는 요인이 다르게 나타났으며, 연령집단 간에도 차이를 보였다. 따라서 충실한장기수선충당금 관련 변수들에 대한 효율적 관리를 통해서 개인과 국가의 재산과 안전을 유지할 수 있음을 입주민 등에게 알리는 노력은 본 연구의 분석에서 나타난 바와 같이 구분된입주민의 집단에 따라 차별화하여 집단별로 각기 다른 효율적인 방식으로 이루어질 필요가있음을 알 수 있다. 본 연구결과를 토대로 세부적이고 구체적이며 의미 있는 장기수선계획과장기수선충당금에 대한 추가적 연구가 계속되기를 바란다.

영문 초록

There are many cases in which the imposition, collection, and accumulation of long-term repair allowance according to the long-term repair plan are not properly carried out in apartment houses. In this study, a total of 298 questionnaires were used for analysis by conducting a survey of residents to find out how various variables related to long-term repair allowance relate to management fees recognition. As a result of the analysis, the degree of interest in the common part, the degree of wanting to know about the long-term repair plan, and the degree of recognizing that the amount of long-term repair allowance is sufficient had a positive(+) effect on the degree of management fees recognition. On the other hand, the period of residence and the size of the house in residence had a negative(-) effect. Factors influencing the dependent variable differed between small and large complexes, and between self-owned and non-owned housing residents. In addition, there were differences in influencing factors between men and women, and between age groups. Therefore, it can be seen that efforts to inform residents that property and safety can be maintained through efficient management of variables related to long-term repair allowance need to be made differently according to the divided group of residents as shown in the analysis of this study. Based on the results of this study, it is hoped that further research on meaningful long-term repair plans and long-term repair allowance will continue.
