국문 초록

현재 대한민국의 총인구는 감소하고 있으나 1인 가구수는 급증하고 있다. 이런 현상은 초고령화와 지방소멸의 거대 위기에 직면한 비수도권 도시의 1인 가구의 주택정책을 위해 주목할 필요가 있다. 자산확장기에 자산을 축적하지 못하는 한국 1인 가구의 생애주기 특성과 자산축소기에 가구 비중이 급증하는 특성을 반영하는 주택정책이 필요하다. 본 연구는 다양한 1인 가구의 특성을 인구요인, 경제요인, 지리요인 등으로 구분하여 분석하여 각 특성이 주거점유 선택에 미치는 영향을 분석하는 것이 목적이다. 특히, 지방소멸 위기에 직면한 비수도권의 1인 가구 주택정책을 위한 시사점을 도출하기 위해 충청권 대도시(대전시)와 중소도시(공주시)를 선정하여 분석하였다. 생애주기 이론을 적용하여 각 도시의 생애주기 단계를 파악하고 인구, 지리, 경제 요인에 따른 지역의 생애주기별 주거소비 특성을 분석했다. 로지스틱 회귀분석을 통해 대전시와 공주시의 1인 가구의 인구, 지리, 경제 요인의 특성이 주택점유 선택에 미치는 영향을 분석했다. 분석결과 연령대별 주택점유를 선택하는 기준은 대도시와 중소도시 모두 같은 특성을 보였다. 하지만, 대도시와 중소도시가 처해있는 1인 가구의 생애주기 단계가 상이하기 때문에 대도시와 중소도시의 주택점유 형태와 유형이 다르게 나타났다. 1인 가구의 주택정책은 대도시와 중소도시의 특성을 반영하는 것이 중요함을 시사하고 있다.

영문 초록

Currently, the rapidly increasing number of single-person households has a very important meaning for the housing policy of single-person households in non-metropolitan cities facing the massive crisis of super-aging and local extinction. The purpose of this study is to classify and analyze the characteristics of various single-person households into demographic factors, economic factors, and geographic factors, and analyze the impact of each characteristic on the choice of housing occupancy. In particular, large cities and small and medium-sized cities in the Chungcheong region were selected and analyzed to derive implications for single-person household housing policies in non-metropolitan areas facing the crisis of local extinction. By applying the life cycle theory, the life cycle stage of each city was identified and the housing consumption characteristics of each region's life cycle according to population, geography, and economic factors were analyzed. Through logistic regression analysis, the effects of the characteristics of population, geography, and economic factors on single-person households in Daejeon and Gongju were analyzed on the choice of housing occupancy. As a result of the analysis, the criteria for selecting housing occupancy by age group showed the same characteristics in large cities and small and medium-sized cities. However, since the life cycle stages of single-person households in large cities and small and medium cities are different, the form and type of housing occupancy in large cities and small and medium cities are different. Housing policies for single-person households suggest that it is important to reflect the characteristics of large cities and small and medium-sized cities.
