국문 초록

본 연구는 도시정비사업의 일정 지연 영향요인 분석을 목적으로 한다. 먼저 기초통계량 분석을 통해 재개발과재건축으로 구분하며, 사업장변수를 기본으로 정비구역지정시 경제변수와 조합설립시 경제변수를 추가하여 모형의적합성을 비교한다. 분석결과 재개발은 정비구역지정시 경제변수를 투입한 모형이, 재건축은 조합설립시 경제변수를 이용한 모형이 일정 지연 영향력에 대한 다중회귀분석에 적합한 것으로 나타났다. 이와 같이 도시정비법 판례에대한 분석을 통해 일정한 유형의 소송을 구분하여 소송 발생 데이터를 구축하고, 이를 바탕으로 소송 발생 독립변수를 추가하여 영향력을 분석한 결과, 재개발은 소송발생변수를 통해 모형이 개선되지만, 재건축은 의미 있는 영향력을 보이지 않았다. 본 연구를 통해 법률적 해석과 실증분석을 접목한 계량법학의 활용 가능성을 확인할 수 있다.

영문 초록

This study aims to analyze the factors affecting schedule delays in urban renewal projects. First, the model is divided into redevelopment and reconstruction through descriptive statistics analysis. After inputting the project site variables as common independent variables, the economic variables at the time of designation of the renewal area and the economic variables at the time of the establishment of the cooperative are added to compare the suitability of the competing models. According to the results of the empirical analysis, the model that inputs economic variables at the time of designation of the renewal area for redevelopment and the model that uses economic variables at the time of establishment of the cooperative for reconstruction are suitable for multiple regression analysis of schedule delays. After the study of urban renewal law cases, a certain type of legal case data was collected, and based on these, independent variables affecting the occurrence of litigation were added to study the schedule delay of urban renewal projects. According to the empirical analysis, the quality of the redevelopment model is improved after adding the litigation-related variables, but the reconstruction model fails to show a meaningful change. This study shows the potential of Jurimetrics, which combines legal interpretation and econometric analysis
