국문 초록

본 연구는 정보기술의 발전추세에 따라 프롭테크의 발전 진화적 비즈니스를 전망하고, 국내 프롭테크의 발전방안을 제시하여 국내 프롭테크 발전에 기여하고자 하는 것이다. 따라서정보기술 발전 추세와 프롭테크의 국내외 최신 현황을 살펴보고, 빅데이터, 블록체인, 메타버스 등의 정보기술 발전에 따른 다음과 같은 발전적 프롭테크 발전전망과 향후 발전적인 모델을 제시하였다. 첫째, 프롭테크는 정보기술에 의한 지능형 부동산 플랫폼으로 부동산정보의비대칭성 문제를 해소하여 공급자 중심의 부동산산업을 소비자 중심으로 변화시키게 될 것이다. 따라서 부동산에 대한 상세정보, 데이터 분석 등을 제공하는 임대 및 개발공급업과 부동산 관리 및 중개업 등에서 프롭테크 활성화를 통해 부동산 플랫폼은 외국과 같이 서비스 차별화, 다양한 비즈니스영역 간 연계를 통한 네트워크 효과(Network Effect)를 통해 경쟁력을 확보하여야 한다. 둘째, 현실공간과 같이 가상공간에서 메타버스(Metaverse)가 블록체인, 디파이(DiFi), NFT가 적용된 부동산의 개발, 거래, 임대 등 부동산활동이 이루어지는 메타버스 프롭테크가 나타나게 될 것이다. 셋째, 블록체인은 비가역성과 투명성이 강화된 분산원장기술(DLT)으로 관리되는 디지털 장부와 스마트계약을 통해 거래 프로세스를 혁신할 수 있는 차세대 프롭테크가 확대될 것이다. 넷째, 다양한 분야로 활용이 확대될 것으로 기대되는 디파이가적용된 탈중앙화된 블록체인 프롭테크가 기대된다. 프롭테크는 아직 투자가 중점적으로 이루어지고 있는 상태로 수익성 검증을 통한 수익성이 보장된 모델을 모색되어야 할 것이다.

영문 초록

The purpose of this study is to predict the evolutionary business of Proptech according to the development trend of information technology and to contribute to the development of Proptech in Korea by presenting the development plan of Proptech in Korea. Therefore, the trend of information technology development and the latest status of Proptech at home and abroad were examined, and the following developmental prospects for Proptech development and future developmental models were suggested according to the development of information technology such as bigdata, blockchain, and metaverse. First, Proptech is an intelligent real estate platform by information technology that will solve the asymmetry problem of Real Estate information and transform the supplier-centered Real Estate industry into a consumer-centered one. Therefore, through the activation of Proptech in rental and development supply businesses and Real Estate management and brokerage businesses that provide detailed information on Real Estate and data analysis, Real Estate platforms should be competitive through network effects. Second, in a virtual space, such as a real space, a metaverse Proptech will appear in which Eeal Estate activities such as development, trading, and leasing of Real Estate with Metabuse applied blockchain, Defi and NFT will take place. Third, blockchain will expand the next generation of Proptechs that can innovate the transaction process through digital books and smart contracts managed byDLT(Distributed Ledger Technology) with enhanced irreversibility and transparency. Fourth, decentralized blockchain Proptech with DeFi that is expected to be expanded to various fields is expected. PropTech should seek a profitable model through profitability verification, with investment still focused.
