국문 초록

세제혜택과 금융지원 등을 장점으로 지식산업센터의 수요는 수도권을 중심으로 증가되었고 자연스럽게 공급 역시 증가되고 있다. 전국적으로 공급이 이루어지고 있는 지식산업센터시장은 점차 공급자 중심에서 수요자 중심의 시장으로 변화할 것이다. 그러나 구매자의 다양한 상황을 고려한 선택에 관한 연구는 비교적 적기 때문에 지식산업센터 선택결정요인이 구매의도에 미치는 영향을 검토하는 것은 의미 있는 연구라 판단하였다. 본 연구에서 도출한 선택결정요인의 중요도와 입주의향과의 상관관계를 종합해본 결과는다음과 같다. 첫째, 직원식당 또는 음식점, 은행 입점 되어 있을수록 입주의향이 높아질 것이다. 둘째, 경제적인 관리서비스를 갖췄을수록 입주의향이 높아질 것이다. 셋째, 지하철역과의접근 용이성, 인력 확보의 용이성, 건물 진출입의 편리성이 좋을수록 입주의향이 높아질 것이다. 즉, 접근성이 좋을수록 입주의향이 높아질 것으로 나타났다. 넷째, 주차장의 규모와 무료주차대수가 많을수록 입주의향이 높아질 것이다.

영문 초록

Thanks to tax benefits and financial support, demand for the knowledge industry center has expanded around the metropolitan area and its supply also has been increasing. This makes it possible to forecast that the market for the knowledge industry center will gradually change from the supply-centered market to the consumer-centered market. But studies about purchasers' choice after considering diverse situations have poorly been conducted, and so it was thought that it was meaningful to examine the effect of the choice determinants of the knowledge industry center on the intention to purchase. This study elicited the following results about the effect of choice determinants on the intention to purchase: First, the more employee restaurants, restaurants, and banks are located, the more likely they are to move in. Second, the more reasonable the management service, the more likely it is to move in. Third, the better accessibility to subway stations, the easier it is to secure manpower, and the more convenient it is to enter buildings, the more likely it is to move in. In other words, the better accessibility, the more likely it is to move in. Fourth, the more parking lots and free parking, the more likely they are to move in.
