국문 초록

서울이 주택가격의 급상승하면서 서울 거주 청년들은 주택구입에 대한 인식에 대한 분석을 통해 청년들에게 필요한 정책을 입안하는 일은 중요하다. 이에 본 연구에서는 서울에 거주하는 만 19세에서 만39세 청년을 대상으로 “서울시 청년의 주택구입 의사”에 대한 심층 인터뷰와 설문분석결과는 다음과 같다. 먼저, 심층인터뷰 결과는 내 집을 보유한 청년과 임차 청년과의 자산격차의 심화가 사회문제로 대두되고 있으며, 주택담보대출규제정책에 불만이 많았다. 다음은 설문결과는 첫째, 주택구입의사는 79%로 높았으며, 주택가격상승으로 주택마련을 포기한 경우가 많았다. 둘째, 대졸이상은 대졸이하보다 넓은 면적의 주택을 선호하고, 구입시기가 늦어짐을 알 수 있었다. 전세거주자는 주택구입의사가 가장 높았다. 셋째, 연봉이 높을수록 희망하는 방의 개수와 면적이 증가하는 것을 알 수 있었다. 정책적 시사점은 청년들의 소득향상에 대한 정책, 청년들에게 부담 가능한 주택공급과 금융지원정책, 청년들의 니즈를 반영한 다양한 형태의 주택공급정책 등이 필요하다.

영문 초록

In this study, the results of in-depth interviews and survey analysis on “Seoul youth’s housing purchase intentions” for young people aged 19 to 39 living in Seoul are as follows. First, as a result of the in-depth interview, the deepening of the wealth gap between the youth who owns a house and the youth who rents it is emerging as a social problem, and there are many complaints about the mortgage loan regulation policy. The following are the results of the survey: First, the intention to buy a house was high at 79%, and there were many cases where they gave up on buying a house due to a rise in house prices. Second, it was found that those with a college degree or higher preferred a house with a larger area than those with a college degree or lower, and the purchase period was delayed. Jeonse residents had the highest intention to purchase a house. Third, it was found that the number and area of d esired rooms increased as the annual salary increased. Policy implications include policies to improve the income of young people, affordable housing supply and financial support policies, and various types of housing supply policies that reflect the needs of young people.
