사회자본의 커뮤니티시설이 사회주택의 주거안정에 미치는 영향

국문 초록

이 연구는 서울시 사회주택을 대상으로 커뮤니티 운영이 사회 자본을 매개로 거주민의 주거안정에 미치는 영향을 규명하는 것이 목적이다 . 이를 위해 사회주택에 거주하는 입주자를 대상으로 설문조사를 통해 커뮤니티 공간과 커뮤니티 프로그램이 신뢰성, 관계성, 규범성 및 관용성이라는 사회 자본을 매개로 거주자의 주거지속의사와 지역사회와의 연계에 어떤 영향을 미치는지 회귀분석을 진행한다. 그 결과, 커뮤니티 공간은 사회자본 형성과 주거안정에 긍정적인 영향이 나타났지만, 커뮤니티 프로그램은 사회자본 형성과 주거안정에 유의미한 결과가 나타나지 않았다. 또한 커뮤니티가 사회 자본을 매개로 주거안정에 미치는 영향을 분석한 결과 커뮤니티공간은 사회 자본을 매개로 주거지속의사에는 유의미한 영향이 나타났지만, 지역사회와의 연계는 유의미한 영향이 나타나지 않았다. 이와 같은 결과는 사회주택이 커뮤니티 활성화를 통해 저소득층 주거지에 대한 각인된 인식을 개선하고, 지역사회와 연계를 통해 이원화된 임대주택시스템을 통합할 수 있는 대안주택이 될 수 있다는 것을 증명하고 있다. 다만 현재의 커뮤니티 운영체계는 주택유형 특성에 맞는 공간 설계, 입주자 특성에 맞춘 프로그램 운영 및 커뮤니티 유형에 맞는 평가체계 마련을 기본방향으로 개선할 필요가 있다.

영문 초록

This study surveyed the effects of community space and community programs on the residents of social housing on the resident's continued life intentions, trust, networks, social norms, and social norms. The study method used multiple regression analysis. The research results are as follows. Community space had a positive effect on social capital formation and housing stability, but the community program did not show significant results on social capital formation and housing stability. In addition, as a result of analyzing the effect of community on housing stability through social capital, community space had a significant effect on the intention to continue residence through social capital, but connection with the local community did not have a significant effect. The implication is that social housing can improve the stigma of low-income residential areas by revitalizing the local community and provide an alternative to integrating double-rental housing through connection with the local community. Improvements to the current community operating system include designing a space suitable for the characteristics of the housing type, operating a program suitable for the characteristics of the occupants, and preparing an evaluation system suitable for the type of community.
