공동주택 관리비에 영향을 미치는 요인에 관한 연구

국문 초록

공동주택은 전 국민의 76%가 거주하는 주거형태로 관리비의 결정요인과 운영방식은 많은 사회적 관심을 받아왔다. 본 연구의 목적은 총관리비와 관리비 구성항목(공용관리비와 개별사용료)이 개별 단지의 어떤 요인에 의하여 어느 정도의 영향을 받는지를 규명하는 것이다. 2019년 1월부터 12월까지 공동주택관리시스템에 공개된 용인시 소재 의무관리공동주택의 관리비 자료를 활용하여 다중회귀분석을 실시하였다. 실증분석결과로, 첫째, 지역적 특성으로 단위면적(㎡)당 공용관리비는 기흥구와 처인구가 수지구보다 각각 28.959원, 46.534원 저렴할 수 있다는 결과를 도출하였다. 둘째, 소유형태는 분양주택일수록, 난방형식은 지역난방일수록, 복도유형은 복도식일수록 높은 관리비를 부담하는 것으로 나타났다. 지능형 홈네트워크 설치여부는 공용관리비에 정(+)의 영향력을 나타냈다. 셋째, 경과연수는 오래된 공동주택일수록 총관리비 및 개별사용료가 저렴하였고, 세대수가 많을수록 관리비는 낮아졌다. 본 연구에서는 총관리비와 함께 그 구성항목(공용관리비와 개별사용료)이 각각 다른 요인으로부터 영향을 받고 그 정도에서도 차이가 있음을 밝혀냈다. 따라서 관리비의 효율화를 위해서는 지역적 요인 등의 영향요인을 감안한 차별적인 관리비 운용방안이 필요하다는 시사점을 얻을 수 있다.

영문 초록

Multifamily Housing, one of the residential forms for 76% of the country’s population, the management expense has become the center of attention. The purpose of this study is to examine the extent of the effect on independent variables as determinants on total management fee and its major ingredients (public maintenance fee and individual usage fee). The temporal range is from January to December 2019, and the spatial range of the research is set to YongIn City. Three results can be found within this study; Firstly, as a regional characteristic, the total management fee of multifamily housing complex of Giheung-gu and Choein-gu is respectively 28.959 won and 46.534 won per ㎡ cheaper than Suji-gu. Secondly, the study revealed that the management fee of rental houses (as a ownership type), individual heating system houses (as a heating system type) and houses with corridor(as a corridor type) are more cheaper than each opposite types. Also, AI home-network has a positive influence on the public maintenance fee. Thirdly, the duration after the multifamily housing complex has built shows a negative influence on total management fee and individual usage fee. In addition, the number of households disclosed negative influences on total management fee, public maintenance fee and individual usage fee. Consequently, the study reveals that total management fee and its major ingredients (public maintenance fee and individual usage fee) are affected by different determinants in different degrees, implying that appropriate operating measures, variables like regional determinants, are required for the efficient management fee.
