주택가격 상승과 도시주민의 건강상태에 관한 실증 연구

국문 초록

사회가 발전함에 따라 도시 주민들의 삶의 질을 개선하고 주거 보장을 위해, 사회 구성원들의 건강 유지와 주거 복지에 관심을 두어야 한다. 주민의 건강과 주거복지는 사람이 살아가는 데 있어서, 가장 기본적인 욕구이기 때문이다. 본 연구는 2012, 2014, 2016년 ‘중국 가정 패널 조사 데이터(CFPS)’를 사용하여, 소득 대비 주택가격 비율(Housing Price- to-Income Ratio)을 연구변수로 하여, 주택가격 상승의 압박이, 도시 주민의 신체 및 정신적인 건강에 미치는 영향을 연구하였다. 본 연구는 주택가격 상승의 압박이 건강에 영향을 주는 경로로, 주로 ‘자산효과’, ‘하우스푸어 효과’ 및 ‘소득효과’를 고려하였다. 분석 결과를 살펴보면, 주택가격 상승의 압박은 신체적, 정신적 건강에 모두 유의한 악영향을 주는 것으로 나타났다. 구체적으로 주택가격 상승의 압박은 무주택 도시민의 신체와 정신적인 건강에 모두 악영향을 미쳤다. 반면 1주택 보유 도시민에게는 정신적인 건강에만 영향을 미치는 것으로 나타났다. 끝으로 주택을 2채 혹은 그 이상 보유한 도시민에게는, 주택가격 상승이 별다른 영향을 미치지 않는 것으로 확인되었다.

영문 초록

As the society developed further, the nation should be concerned about both people’s health status and housing welfare in order to improve the quality of life of urban residents and provide adequate housing. Good health condition and housing welfare is the most fundamental need for people to lead their lives. This study investigate the relationship between housing price hike and the physical and mental health status of people with a research variable of Housing Price-to-Income Ratio as a proxy for the housing price hike variable by using Chinese micro panel survey data during the year of 2102, 2014, and 2016. This study considers wealth effect, house poor effect, and income effect as a propagation path from housing price hike to people’s health status. The study finds that housing price hike makes a statistically significant negative effect on both the physical and mental health status. In more details, housing price hike makes a statistically significant negative effect on both the physical and mental health status. On the contrary, it makes an influence only on the mental health of the urban households group with only one house. Finally, it has almost no effect on both health conditions of the urban households group with two or more housing units.
