국문 초록

본 연구는 특수경매에 해당되는 공유물의 지분경매와 일반경매의 매각가가 차이가 있다는 점과, 어떤 요인이 그러한 가격 차이를 만들어 내는가를 탐구한다. 본 연구는 서울의 주거용 부동산을 중심으로, 경매특성, 지분물건의 특성, 물리적 특성, 환경적 특성 등을 독립변수로 활용하였다. 연구에 투입된 사례는 2009년부터 2016년까지의 실제 법원 경매사례이다. 종속변수는 주로 많이 사용되는 ㎡당 매각가이다. 연구결과는 지분권자수, 건물 위치, 건평, 화장실 갯수, 유찰횟수, 지분율, 대지 면적, 지하철역과의 거리, 도로접함 가변수, 응찰자 수 변수가 통계적으로 유의하였다. 본 연구를 통해, 지분권자 수가 2인 이상인 지분경매 부동산의 경우, 지분권자의 수가 매각가에 영향을 미치는 가장 중요한 변수 중 하나임을 강조한다. 따라서 지분권자 수가 많으면 많을수록, 입찰자 입장에서 보면, 다른 지분 공유자와의 협상이 더욱 중요해진다.

영문 초록

This study explores both the difference of winning bid price between general auction and auction of co-ownership share as a special auction example and what kinds of factors do make such price differential effect. This study utilizes various characteristics as independent variables such as court auction, co-ownership share, physical condition and environmental condition focusing on residential property in Seoul. We use the real court auction data from 2009 to 2016. Dependent variable is a typical one, winning bid price per ㎡. We find that the number of share holders, property location, floor area size, the number of bath rooms, the number of auction failures, ownership share ratio, land area size, distance from nearest subway station, near the road dummy and the number of bidders are statistically significant variables. Through this research findings, we put an emphasis on the number of share holders variable is one the most important factors in determining the winning bid price of co-ownership share auction where there are more than tow co-owners. Therefore the more there are co-owners, the more important for a bidder to negotiate with other co-owners.
