국문 초록

본 연구는 하위산업군별 부동산보유비율이 기업가치에 미치는 영향을 살펴보고자 하였다. 2016년 기준, 국내 상장기업을 대상으로 각 기업의 재무제표를 활용하여 분석하였으며, 분석방법은 다중회귀분석을 이용하였다. 종속변수는 기업가치의 대리변수로서 Tobin’s Q를 이용하였으며, 독립변수는 부동산보유, 부채비율, 기업규모, 기업연령, 베타, 산업군 더미(GICS 분류체계 적용)를 사용하였다. 연구결과, 전반적으로 부동산보유비율이 기업가치에 부정적인 영향을 미치는 것으로 나타났지만, 특정 산업에서는 부동산보유가 기업가치에 긍정적 영향을 미치는 것을 확인할 수 있었다. 또한, 부동산의 특성을 중심으로, 기업의 핵심사업과 부동산의 연관성 정도를 정량적으로 측정한 후, 집단을 분류해보았다. 그 결과, 영업외이익을 기준으로 하여 살펴보면, 연관성이 높은 집단이 부동산을 보유하는 경우, 기업가치에 긍정적인 영향을 주는 것으로 나타났다. 향후 보다 장기간에 걸친 데이터를 활용하여 분석한다면, 실무적으로 보다 유용할 것이다.

영문 초록

The purpose of this study is to investigate the effect of a firm’s real estate holdings on the value of a firm by sub-industry groups. As of 2016, the financial statements of each and every listed company in Korean Stock Exchange are analyzed and multiple regression analysis is used as a model estimation method. Regarding a dependent variable, Tobin’s Q is used as a proxy variable for firm’s value. The independent variables are real estate holdings, debt ratio, firm size, firm’s age, beta, industry dummy(Global industry classification system). This study find that the real estate holdings variable negatively affects firm’s value, however, in certain industries, real estate holdings have a positive effect on firm’s value. In addition, based on the characteristics of real estate, we measure quantitatively the degree of association between the core business of a company and its real estate holdings. and then we classifies the whole sample into sub groups accordingly. As a result, it was found that the sub-groups with higher relevance measure show a positive effect on the firm’s value by owning real estate with respect to non-operating profits measure. Future research will be more useful in practice if analyzed with longer term time series data.
