영문 초록

The purpose of this paper is to analyze the fundamental elements for constructing the better public - own Jen spaces in order for them to activate the roles of relaxation and amenity citizens. Two distinguished residential and commercial areas wîthin the City of Seoul are selected for the empirical analysis of the research From the results of regression analysis, it is found out that elements associated with managing condition, the number to lhe public road, the size have the priority for the residential area in constructìng public-owned en space. The width of entrance and the accessibilities to the public lranslXJrtation. 00 the other hand, are more important for the commercial area Finally, il is maintained lhat the fundamenta1 elemenls for constructing lhe beuer public-owned open space should be changed depending upon the current land-use of surroundìng areas
